CapitaLand Investment Limited (CLI) in Penang seeks a Leasing professional to support leasing initiatives and tenant relations across a shopping mall portfolio. You will assist with planning tenant mix, lease administration, and renewals to maximise occupancy and rental yield.

• Support leasing with tenant mix planning, budgeting, and lease administration to maximise occupancy and revenue.
• Source potential tenants with strong retail concepts and manage relocations as needed.
• Communicate with tenants to provide excellent service and maintain landlord-tenant relationships.
• Execute lease negotiations, renewals, and showings to achieve high occupancy of rental units.
• Maintain lease documentation, audits, arrears management, and related lease activities.
• Assist credit management to collect rent and develop delinquency recovery plans.
• Ensure timely submission of gross sales turnover reports and perform rent/occupancy cost analyses.
• Research property trends and industry developments to inform leasing strategies.
• Support mall enhancement through asset repositioning and trade-mix reconfiguration to increase yield.
• Collaborate with marketing to implement leasing and marketing strategies for mall performance.

Job Description

Support leasing activities - Support with active involvement in overall leasing initiatives and activities which include, planning and implementing tenant mix, tenants liaison, budgeting and managing of revenue as well as lease administration to build a strong shopping mall brand and stand out from the competition - Source for potential tenants with good retail concept and manage tenants relocation/transfer as deemed necessary - Communicate effectively with tenants to provide excellent customer service and maintain good landlord-tenant relationship which eventually help to ensure high renewal rates - Execute lease negotiations, renewals and apartment showings to ensure maximum occupancy of rental units - Perform lease documentation, audit checks on leases and tenants, arrears management, tenant and other related lease management functions - Enter information and data into the system and maintain the database, as well as monitor the status of lease documents - Assist credit management department to collect rentals/payments from tenants of a portfolio of properties/property and work on the recovery plan for delinquent cases - Ensure accurate and timely submission of gross sales turnover reports and detailed analysis of rental, gross sales turnover and occupancy cost - Research on property trends and industry - Implement standard concepts, practices, and procedures within the real estate business to ensure paperwork is completed accurately - Initiate forward planning by monitoring all current and future vacancies to proactively react to future occupancy needs. Analyze concerns associated with retail lots that are slow to lease and propose solutions Support leasing sales and marketing - Make cold calls in order to approach potential tenants or explore new sales opportunities - Work with marketing team to implement marketing strategies - Promote the organisational brand Support mall enhancement - Involve in mall's asset enhancement initiatives via active contribution in repositioning and restructuring of trade mix as well as reconfiguration works that will increase rental yield and value to mall
