Job summary

CK BUILDING SOLUTIONS SDN BHD is seeking a Contract Manager (Main-Contract) to base in Shah Alam, Selangor. You will take overall responsibility for contractual and commercial management of assigned projects, develop strategies, monitor budgets and cash flow, and lead negotiations with clients, consultants and subcontractors.

The role requires a Bachelor’s degree in Quantity Surveying or Construction Management, 10+ years in contract and commercial management within construction, plus strong

Qualifications

• Bachelor’s degree in Quantity Surveying or Construction Management or related field.
• Minimum 10 years of relevant contract and commercial management experience in construction.
• Strong experience with main contractor projects.
• Solid knowledge of construction contracts, contract administration and commercial management.
• Experience managing variations, claims, EOT, loss/expense, prolongation and final accounts.
• Strong negotiation and communication skills with clients, consultants and subcontractors.
• Good understanding of project cost control, budgeting, cash flow and profitability.
• Strong leadership and team management skills, with experience leading QS/Contracts teams.
• Proficiency in Microsoft Excel and related tools.

Responsibilities

• Review and approve major commercial commitments within delegated authority.
• Oversee final account settlement.
• Review and approve recommendations from the QS team.
• Lead and develop the QS team.
• Provide guidance and commercial support to project QS personnel.
• Manage contractual risks and opportunities.
• Support business development, tender strategy and contract negotiations.

Qualifications and Skills

Bachelor’s Degree in Quantity Surveying, Construction Management or a related field.

Minimum 10 years of relevant experience in contract and commercial management within the construction industry.

Strong experience with main contractor projects.

Strong knowledge of construction contracts, contract administration and commercial management.

Experienced in managing variations, claims, EOT, loss and expense, prolongation and final accounts.

Strong negotiation and communication skills with clients, consultants and subcontractors.

Good understanding of project cost control, budgeting, cash flow and profitability.

Strong leadership and team management skills, with experience leading QS/Contracts teams.

Good analytical, problem-solving and decision‑making skills.

Proficient in Microsoft Office, particularly Excel.

Able to work independently and manage multiple projects and priorities.

Strong knowledge of Malaysian construction industry practices and contractual requirements.

Willing to be based in Shah Alam, Selangor.
