Job summary

Perak Transit Berhad is seeking a proactive Business Development Executive to drive leasing and commercial growth at our terminals in Ipoh. You will identify prospects, arrange visits, and build a solid pipeline while developing partnerships with tenants, advertisers and event exhibitors.

The role requires 3–5 years of relevant BD experience, strong communication and negotiation skills, and the ability to travel locally as needed. On-site work in Ipoh with potential for regional outreach.

Qualifications

• Diploma or Degree in Business Administration, Marketing, Property Management or related field.
• 3–5 years of relevant experience in BD, leasing, retail/property or B2B sales.
• Strong communication, negotiation and interpersonal skills.
• Willing to travel/outstation when required.
• Own transport and a valid driving licence.
• Mandarin proficiency is an added advantage.

Responsibilities

• Identify and approach prospective tenants, advertisers, exhibitors and business prospects.
• Conduct outlet visits, face-to-face pitching, external business visits and follow-ups.
• Build, maintain and manage the prospect pipeline from contact to conversion.
• Support efforts to fill vacant spaces through targeted outreach and market visits.
• Source clients for advertising and promotional spaces.
• Recruit exhibitors for trade, sales and promotional events.
• Develop leasing agent, broker and referral channels.
• Identify renewal, expansion and upselling opportunities with tenants.
• Develop promotional partnerships and other commercial opportunities.
• Conduct competitor, rental trend, customer and new-market research.
• Prepare proposals, promotional packages and BD reports.
• Support commercial/leasing negotiations and present options to Management.
