Zusammenfassung

Xircle Talent is seeking a senior professional to identify, evaluate, and execute land and development opportunities for long-term growth in Malaysia. You will lead land acquisitions, joint ventures, and feasibility studies while coordinating due diligence and negotiations with owners, government bodies, and partners.

You will build strong relationships with landowners, brokers, consultants, and financial institutions, tracking market trends and advising on optimal development strategies.

Qualifikationen

• Bachelor’s degree in Real Estate, Property Development, Finance, Business, Economics, Engineering, Quantity Surveying, Urban Planning, or related field.
• 10–15 years of relevant experience in property development, land acquisition, RE investment, or corporate BD.
• 3–5 years in senior management or team leadership.
• Strong experience evaluating land, development projects, JVs, or investments.
• Good understanding of Malaysia land matters, planning, and approvals.
• Strong financial analysis and feasibility modelling capabilities.
• Experience in negotiation, due diligence, and deal execution.
• Strong communication, presentation, and stakeholder management skills.
• Growth-minded, analytical, and able to balance opportunities with risk.
• Ability to work independently and manage multiple opportunities in a fast-paced environment.

Aufgaben

• Identify, evaluate, and source land, development, investment, and partnership opportunities.
• Build and maintain a pipeline of residential, commercial, industrial, township, and mixed-use projects.
• Develop relationships with landowners, brokers, consultants, and government agencies.
• Monitor market trends and growth locations for opportunities.
• Lead initial assessments and feasibility studies for land acquisitions.
• Review land status, planning requirements, and development risks.
• Coordinate due diligence across legal, technical, planning, finance, and commercial teams.
• Recommend acquisition or JV structures and present to senior management.
• Negotiate terms with landowners, JV partners, and government bodies.
• Prepare investment papers and management proposals for board approval.
• Manage transaction processes to fulfill terms and timelines.
• Collaborate with internal teams to define development strategy.
• Support development concepts, product positioning, and implementation plans.
• Handover approved opportunities to development teams.
• Track progress of acquired land and business initiatives.
• Lead and develop the business-development team.
• Manage external advisers and consultants.
• Present findings clearly to senior management.
• Maintain effective relationships with stakeholders and ensure governance.
