Job summary

DK MOTOR SDN BHD in Ipoh is seeking a Business Development Executive to identify and source suitable properties, land, and commercial premises to support its used-car business and expansion plans.

You will conduct market research, evaluate sites, liaise with property owners and agents, prepare proposals for Management's review, and negotiate rental or purchase terms with care and attention to documentation and compliance.

• Identify and source suitable properties, land, commercial premises and potential sites based on the company's business requirements
• Conduct market research on property availability, rental rates, selling prices, locations and surrounding developments
• Evaluate potential sites based on location, accessibility, visibility, built-up area, parking availability, surrounding market and commercial potential
• Liaise and maintain good relationships with property owners, landlords, property agents, developers and relevant external parties
• Arrange and conduct property/site inspections with Management and relevant departments
• Negotiate rental rates, purchase prices, tenancy terms and other commercial terms with property owners or agents, subject to Management's approval

The Business Development Executive identifies and sources suitable properties, land, commercial premises and potential sites based on the company's business requirements. The role involves conducting market research, evaluating potential sites, and liaising with property owners, landlords, property agents and developers to support the company's property and business development objectives.

Key responsibilities

Identify and source suitable properties, land, commercial premises and potential sites based on the company's business requirements

Conduct market research on property availability, rental rates, selling prices, locations and surrounding developments

Evaluate potential sites based on location, accessibility, visibility, built-up area, parking availability, surrounding market and commercial potential

Liaise and maintain good relationships with property owners, landlords, property agents, developers and relevant external parties

Arrange and conduct property/site inspections with Management and relevant departments

Obtain and compile property information including land title, floor plans, property specifications, rental or selling price, tenancy status and other supporting documents

Prepare property comparison reports, site evaluation summaries and proposals for Management's review and decision

Negotiate rental rates, purchase prices, tenancy terms and other commercial terms with property owners or agents, subject to Management's approval

Coordinate the preparation and review of Letters of Intent (LOI), tenancy agreements, sale and purchase documentation and other property-related documents

Monitor ongoing property matters including tenancy commencement, renovation progress, handover, licensing and other outstanding requirements
