Job summary

URBAN ACE PROPERTY MANAGEMENT seeks a hands-on Building Technician cum Handyman to keep residential properties safe and well maintained. You will oversee electrical equipment, assist with plumbing, check lighting and security, read water meters, and monitor service providers.

The role requires after-hours availability and a flexible schedule. The candidate should have SPM/SKM Electrical or equivalent, relevant building services certifications, and experience in building maintenance or property

Qualifications

• SPM/SKM Electrical or equivalent qualification.
• ACMV, Electrical, ELV, Plumbing or building services certifications preferred.
• Experience in building/facility maintenance and/or property management of residential properties preferred.
• AC servicing experience is a plus.
• Able to communicate in English and Bahasa Malaysia.
• Familiar with building mechanical and electrical systems.
• Good knowledge of maintenance tools.
• Basic MS Office (Excel, Word) knowledge.

Responsibilities

• Oversee building electrical equipment.
• Assist with repairing water piping or leaks within your scope.
• Assist in security guard spot checks.
• Perform monthly water meter readings.
• Monitor service provider servicing.
• Check lightings weekly and repair malfunctioning lights/timers.
• Check lighting timers monthly.
• Daily check on panels, pumps, water tanks, sumps, ventilation fans and glass door alignments.
• Weekly check on unit leaks for reported units.
• Stand-by for emergencies after hours and on holidays.

Education

SPM / SKM Electrical or Equivalent

ACMV, Electrical, ELV, Plumbing or Building services related certifications

Experience in building and facility maintenance / property management of residential properties

Experience in basic servicing of air conditioning

Ability to communicate in English and Bahasa Malaysia

Familiar with building mechanical and electrical systems

Good knowledge of maintenance tools

MS Office (Excel, Word)

Job description

Are you a hands-on problem solver who enjoys keeping buildings running smoothly? Join our team as a Building Technician cum Handyman and play an important role in ensuring a safe, comfortable, and well-maintained environment for our residents.

Key responsibilities

• Oversee all building electrical equipment
• Assist in repairing any damaged water piping or any leaking that can be repaired/replaced within your means and knowledge
• Assist to spot check security guards
• Do monthly water meter reading
• Monitor service provider doing their servicing
• Check lightings weekly for any malfunction lightings & timers
• Check lighting timers monthly for any malfunction timing
• Daily checking on all panels, pumps, water tanks, sumps, ventilation fans & all glass doors alignments
• Weekly checking on unit's leaking problems for reported units
• Stand-by for any emergency especially after office hours & even during public holidays

About you

• SPM / SKM Electrical or Equivalent
• Preferably with ACMV, Electrical, ELV, Plumbing or Building services related certifications
• Preferably with experience in building and facility maintenance and/ or property management of residential properties
• Experience in basic servicing of air conditioning would be an added advantage
• Able to communicate in English and Bahasa Malaysia
• Familiar with building mechanical and electrical systems including electrical, plumbing, air-conditioning and general building works
• Good knowledge on usage of a variety of maintenance tools
• Ability to work after business hours, and on weekends and public holidays, as and when required
• Ability to work both independently and in a team setting in a flexible, adaptable manner
• Basic experience and knowledge of MS Office (Excel, Word)

5.5 days week with alternate Saturday off
