ISS INTERNATIONAL MALAYSIA SDN BHD (HQ) is seeking a Facilities Technician to carry out day-to-day building maintenance and technical services ensuring safe, reliable, and efficient client facilities. You will handle preventive and corrective maintenance, troubleshoot breakdowns, and support client and occupant needs.
The role emphasizes safe working practices, documentation, and coordination with external contractors.
Responsible for carrying out day-to-day building maintenance and technical services to ensure the client's facilities, equipment, and building systems are maintained in a safe, reliable, and efficient condition. The role involves preventive and corrective maintenance, troubleshooting, responding to breakdowns, and providing good service to clients and building occupants.
1. Building Maintenance
Carry out daily inspection and maintenance of building facilities, equipment, and systems.
Perform preventive and corrective maintenance according to the maintenance schedule and client requirements.
Attend to breakdowns, faults, and maintenance requests promptly.
Troubleshoot and repair basic electrical, mechanical, plumbing, air-conditioning, and building-related issues.
Conduct routine checks on lighting, power supply, pumps, motors, water systems, sanitary facilities, and other building services.
Ensure all maintenance activities are carried out safely and in accordance with established procedures.
2. Client & Customer Service
Attend to client and building occupant maintenance requests professionally and promptly.
Provide updates to the Facility Manager/Supervisor on work progress, outstanding issues, and major breakdowns.
Maintain good working relationships with clients, occupants, contractors, and service providers.
Respond appropriately to urgent maintenance requests and emergencies.
3. Preventive & Corrective Maintenance
Follow planned preventive maintenance (PPM) schedules and complete assigned tasks within the required timeline.
Carry out corrective maintenance and minor repair works where required.
Identify potential equipment or building issues and report them before they develop into major breakdowns.
Assist external contractors and specialist service providers during maintenance, servicing, and repair works.
4. Safety & Compliance
Comply with company, client, and statutory requirements relating to safety, health, and environmental practices.
Follow permit-to-work, lockout/tagout (LOTO), working-at-height, and other applicable safety procedures.
Ensure proper use of tools, equipment, PPE, and safety devices.
Report unsafe conditions, incidents, defects, and hazards to the Supervisor/Facility Manager.
5. Documentation & Reporting
Record completed maintenance activities, breakdowns, inspections, and corrective actions.
Update maintenance records, checklists, work orders, and logbooks accurately.
Assist in preparing maintenance reports and documentation for client reporting.
Monitor spare parts, tools, and consumable requirements and inform the Supervisor when replenishment is required.
6. General Duties
Support the Facility Manager/Supervisor in maintaining the overall condition and functionality of the client's premises.
Assist with facility-related projects, improvement works, and site activities when required.
Carry out other reasonable duties assigned by the Supervisor or Management.
Minimum Certificate / Diploma in Electrical, Mechanical, Building Services, Facilities Management, or related technical field.
Minimum 2 years of relevant experience in building maintenance, facilities management, or a similar environment.
Good knowledge of general building maintenance and M&E systems.
Basic troubleshooting and problem-solving skills.
Able to work independently as well as in a team.
Good communication and customer service skills.
Willing to work on shifts, weekends, public holidays, or be on standby when required by the site/client.
Willing to travel within the assigned site/location when required.
Chargeman, PW4, or other relevant competency certificates will be an added advantage, depending on the site requirements.
