Flintex Consulting Pte Ltd in Kulai, Malaysia, is seeking an experienced Facilities Manager to oversee daily operations, ensure reliability of building and FM systems, and manage the performance of the FM service provider to meet safety, quality, cost and compliance objectives.
You will lead a team of technicians, drive preventive and corrective maintenance, manage budgets, coordinate with internal stakeholders, and ensure adherence to EHS policies while continuously improving service delivery.
To oversee daily facility operations, ensure reliability of building & FM systems, and manage the performance of the Facilities Management (FM) service provider to meet safety, quality, cost, and compliance objectives.
Assist the FM Manager in the planning, coordination, and execution of daily Preventive Maintenance and Corrective Maintenance activities
Lead and supervise a team of maintenance technicians
Conduct Root Cause Analysis to identify the underlying causes of equipment failures and implement corrective actions to prevent recurrence
Oversee day-to-day maintenance of building systems (HVAC, electrical, plumbing, fire protection, utilities, CDA, etc.)
Ensure all critical systems operate efficiently with minimal downtime
Review and approve preventive and corrective maintenance plans
Monitor work orders, service requests, and completion timelines
Ensure asset reliability and lifecycle management
Provide support in equipment process buy-off, assembly line set up and relatedactivities
Supervise maintenance activities and coordinate with internal departments to ensure minimal operational disruption
Troubleshoot, repair, and maintain all facility equipment to ensure optimal performance and safety.
Execute planned maintenance activities to uphold equipment reliability and quality standards.
Lead the technician team in delivering all maintenance services in accordance with the customer's Service Level Agreement (SLA), including timely escalation of incidents, reporting to the monitoring center within the stipulated timeframe, and submission of written incident reports within 24 hours.
Communicate and engage closely with customers on daily operational matters, including equipment breakdowns and preventive and corrective maintenance activities, while effectively managing customer expectations
Act as the main point of contact for the FM service provider
Manage FM contract scope, deliverables, and KPIs/ Service Level Agreement (SLA)
Conduct regular performance reviews and audits of FM services
Validate manpower deployment, competency, and service quality
Drive continuous improvement and cost optimization initiatives
Ensure compliance with contract terms and escalation to management
Ensure compliance with all safety regulations and company EHS policies
Conduct regular safety inspections and audits with EHS
Promote a strong safety culture across operations
Ensure facility complies with local authority requirements (e.g. fire safety, environmental, building regulations)
Manage audits, inspections, and certifications
Maintain proper documentation and records for compliance
Develop and manage CAPEX, OPEX and maintenance budgets
Track FM contract costs and ensure value for money
Review quotations & expenditures, and control cost leakage
Identify cost-saving opportunities without compromising service levels
Lead projects, upgrades, and retrofit works
Coordinate with engineering and IE teams for expansion or modifications
Drive reliability improvement and energy efficiency initiatives
Work closely with internal stakeholders (operations, engineering, EHS)
Communicate service performance and issues effectively
Handle escalations and ensure timely resolution
Track and report KPIs such as:
Response and resolution time
Preventive maintenance compliance
Safety performance
Cost
Prepare monthly/quarterly reports for management review
Bachelor’s degree in engineering (Electrical, Mechanical, or a related discipline)
3–5 years’ experience in Facility Management
Strong technical knowledge of facilities systems.
Contract and vendor management expertise
Good understanding of EHS and regulatory compliance
Strong problem-solving and decision-making skills (preferred)
Budget and cost management capability (preferred)
Strong communication and interpersonal skills with a proactive and customer-focused attitude
Certified Environmental Professional in Sewage Treatment Plant Operation (CePSTPO) would be a plus.
Registered energy manager-type 1 would be a plus.
Hands‑on experience for equipment maintenance and troubleshooting, with the ability to diagnose and resolve a wide range of technical issue would be a plus
