The Senior Technician is responsible for the operation, inspection, maintenance, troubleshooting, and repair of building services and infrastructure within the logistics portfolio. The role supports the day-to-day technical management of warehouse facilities, ensuring all building systems operate safely, efficiently, and in compliance with statutory requirements.
The incumbent will play a key role in supporting the operational handover and ongoing management of newly completed logistics developments, working closely with property management staff, facilities management contractors, tenants, and service providers.
Job Responsibilities
- Building Operations & Maintenance
- Conduct routine inspections of building services and infrastructure including electrical, mechanical, plumbing, fire protection, security, and building systems.
- Perform preventive and corrective maintenance to ensure continuous operation of assets.
- Respond promptly to breakdowns, faults, emergencies, and operational issues.
- Monitor the condition of building equipment and recommend repair or replacement works where necessary.
- Ensure all maintenance works are carried out in accordance with approved procedures and safety requirements.
- Facilities Management Support
- Coordinate and supervise maintenance contractors, vendors, and service providers during service visits and repair works.
- Verify maintenance activities are completed satisfactorily and in accordance with contract requirements.
- Follow up on outstanding maintenance issues and ensure timely closure.
- Assist in monitoring facilities management service performance and contractor compliance.
- Technical Inspection & Troubleshooting
- Carry out technical assessments and troubleshooting of building services systems.
- Identify root causes of equipment failures and propose corrective actions.
- Maintain detailed records of maintenance activities, repairs, inspections, and equipment performance.
- Support implementation of improvement initiatives to enhance reliability and operational efficiency.
Long Description
- Fire Safety & Statutory Compliance
- Assist in maintaining fire protection systems, electrical systems, and other statutory installations.
- Support authority inspections, testing, certification renewals, and regulatory compliance programs.
- Ensure all statutory maintenance schedules are executed and documented.
- Participate in emergency response planning and fire safety exercises.
- Tenant Support & Customer Service
- Attend to tenant complaints, technical issues, and service requests in a timely manner.
- Support tenant fit-out, reinstatement, and renovation activities.
- Coordinate shutdown requests, permit-to-work applications, and maintenance access arrangements.
- Assist tenants during operational incidents and service disruptions.
- New Development Operational Handover
- Support the operational readiness and handover of newly completed logistics developments.
- Participate in defects inspections, testing and commissioning, and technical due diligence activities.
- Assist in preparation of maintenance plans, asset registers, operating manuals, and handover documentation.
- Monitor defect rectification works during the Defects Liability Period (DLP).
Job Requirements
- Higher / NITEC in Facility Technology (Mechanical & Electrical Services), Facility Management or equivalent.
- At least 4 years of experiences in building management and Mechanical and Electrical systems.
- Possess experience in painting, masonry, carpentry and ironmongery works will have an advantage.
- Possession of a Chargeman Certificate (A4 or above) will be an added advantage.
- Possession of a Competent Person certification recognised by the relevant authorities will be an added advantage.
- Required to work on rotating shifts, including weekends and Public Holidays.
