Job summary

Yong Tai Bhd in Malaysia seeks a capable Building Manager to oversee daily operations, ensure compliance with Strata Management Act 2013 and related regulations, and liaise with COB, BOMBA and DOSH as required.

You will lead a site team, supervise maintenance works, manage safety inspections and budgets, ensure timely billing from residents, and maintain high service standards while nurturing a proactive, customer‑oriented culture.

Qualifications

• Familiar with the Building and Common Property Act 2007, Strata Title Act, Building Codes and Safety Regulations.
• Demonstrates strong organizational skills, ability in prioritizing & multitasking.
• Demonstrates strong project management skills and problems solving techniques
• Strong leadership and interpersonal skills
• Strong in written and oral communication skills, excellent customer service & negotiation skills
• Knowledge of mechanical & building systems, financial/ accounting systems.
• Patience and able to work well under pressure.
• Minimum 3–5 years of relevant experience in building, property or facilities management.
• Diploma or Bachelor's Degree in Building Management, Facilities Management, Property Management, Real Estate, Engineering or a related field.

Responsibilities

• Ensure full compliance with the Strata Management Act 2013 and related regulations
• Liaise with local authorities, including COB, BOMBA, and DOSH where required
• Support JMB/MC in meetings, documentation, and statutory reporting
• Oversee overall security operations and ensure effectiveness of security personnel
• Ensure compliance with Occupational Safety & Health standards (OSH)
• Conduct safety inspections, risk assessments, and emergency response planning
• Ensure all fire safety systems and procedures are regularly tested and compliant
• Monitor operational expenses and ensure cost-effective building management
• Assist in budgeting, forecasting, and expense tracking
• Evaluate vendor quotations and recommend cost-efficient solutions
• Ensure timely Billing & Collections from Residents
• Plan, coordinate, and oversee all repair and maintenance works
• Ensure timely rectification of defects and service requests
• Supervise contractors and ensure quality of work meets required standard
• Maintain proper records of maintenance schedules and service reports
• Lead and manage site team including technicians, admin, and service staff
• Oversee daily operations to ensure smooth running of the property
• Provide guidance, training, and performance management for staff
• Foster a proactive, service-oriented team culture

Education

Diploma or Bachelor's Degree in Building Management, Facilities Management, Property Management, Real Estate, Engineering or a related field.
