Empire Estate Management Sdn. Bhd. in Malaysia seeks an experienced Property/Strata Manager to oversee daily operations and ensure common areas and building systems are well maintained.
You will supervise staff, monitor contractors, prepare budgets, review financials, collect maintenance fees, ensure compliance with the Strata Management Act 757, and handle resident issues and AGM preparations.
Oversee the daily operations and overall management of the property, ensuring common areas, facilities, building systems and equipment are properly maintained and in good working condition.
Key responsibilities
Supervise and coordinate maintenance staff, security, cleaning, landscaping and other service contractors
Monitor contractors' performance and ensure all services are carried out according to the agreed scope, quality and contract requirements
Prepare and monitor the annual operating budget and sinking fund budget, and ensure expenditure is maintained within the approved budget
Prepare, review and monitor monthly financial reports, income and expenditure, cash flow, outstanding accounts and budget variances
Monitor maintenance fee and other charges collection, follow up on outstanding accounts and implement appropriate recovery actions
Review quotations, purchase requests, invoices and payment documents to ensure proper cost control and compliance with management procedures
Ensure compliance with the Strata Management Act 2013 (Act 757), applicable regulations, by-laws and requirements of relevant authorities
Handle residents' complaints, feedback and operational issues professionally and ensure timely follow-up and resolution
Coordinate and attend JMB/MC meetings, committee meetings and Annual General Meetings (AGM), including preparation of reports and supporting documents
Ensure all required licenses, permits, inspections, insurance and statutory requirements are renewed and maintained on time
Ability to manage emergency situations and building incidents, including coordination with relevant authorities, contractors and insurance parties
Capability to maintain proper records of contracts, maintenance works, complaints, incidents, financial documents and statutory documentation
Ability to manage the property in a safe, efficient and professional manner and maintain good relationships with residents, committee members, contractors and authorities
