Job summary

MST Facilities Sdn Bhd is seeking an experienced Building Maintenance Supervisor for a client site in Penang. You will oversee daily maintenance, supervise contractors, and coordinate preventive and corrective works to keep facilities safe and functional.

The role requires a Diploma/Certificate in Building Maintenance or related field and 3–5 years of relevant experience, with strong coordination and communication skills.

About the Role:

MST Facilities Sdn Bhd is looking for an experienced Building Maintenance Supervisor to oversee building maintenance activities and coordinate service vendors at our client site, a manufacturing plant in Penang.

The role is responsible for ensuring the building, external areas and associated facilities are properly maintained, safe, functional and presentable. The successful candidate will supervise maintenance activities, coordinate contractors and vendors, respond to work requests and ensure maintenance works are completed according to the required standards.

Key Responsibilities:

• Supervise daily building maintenance and facilities activities at the site.
• Coordinate planned preventive maintenance and corrective maintenance for building facilities.

Oversee maintenance of building fabric and infrastructure, including:

• Doors, locks and hardware.
• Ceilings and partitions.
• Walls, floors and finishes.
• Roof and waterproofing.
• Drainage and plumbing-related building issues.
• External areas, walkways and common areas.
• Furniture and general building fixtures.
• Attend to building maintenance complaints, work orders and service requests.
• Inspect completed works and ensure workmanship meets required standards.
• Coordinate and supervise external contractors and specialist vendors.
• Monitor contractors' attendance, work quality, safety compliance and service performance.
• Coordinate soft-service vendors where required, including cleaning, landscaping, waste management and other site services.
• Ensure the site remains clean, safe, functional and well maintained.
• Identify defects and potential building maintenance issues and recommend appropriate corrective actions.
• Prepare work orders, maintenance records and service reports.
• Monitor outstanding maintenance issues and ensure timely closure.
• Assist with minor repair, improvement and renovation works.
• Coordinate access, permits and work arrangements for contractors.
• Ensure contractors comply with site safety requirements, Permit-to-Work procedures and client rules.
• Support emergency response involving building-related incidents such as water leakage, flooding, damage or other facility disruptions.
• Work closely with the Facilities Manager, M&E team and client representatives to resolve facility-related issues.
• Monitor maintenance materials, tools and spare parts required for building maintenance.
• Support facility inspections, audits and client walkthroughs.
• Perform other duties related to building and facilities maintenance as assigned.
  

Requirements:

• Certificate/Diploma in Building Maintenance, Facilities Management, Building Services, Civil Engineering or related discipline.
• Minimum 3–5 years of relevant experience in building maintenance, facilities management or property/building operations.
• Experience supervising building maintenance contractors and service vendors.
• Good practical knowledge of building maintenance and repair works.
• Able to identify building defects and determine appropriate corrective actions.
• Good understanding of basic M&E systems and building services.
• Strong coordination and supervisory skills.
• Good communication and interpersonal skills.
• Able to work independently and manage multiple maintenance activities simultaneously.
• Good documentation, reporting and work-order management skills.
• Willing to work in a manufacturing/industrial facility environment.
  

Advantageous:

• Experience in semiconductor, manufacturing, industrial or high-technology facilities.
• Experience in an Integrated Facilities Management (IFM) environment.
• Experience coordinating cleaning, landscaping, waste management or other soft-service vendors.
• OSH Coordinator or other relevant safety certification.
• Experience with CMMS or digital facilities management systems.
• Experience in minor renovation, fit-out or improvement projects.
