Job summary

Puncak Hartanah Intelek Sdn Bhd is seeking a hands-on Facilities Maintenance professional to oversee HVAC, electrical, mechanical systems, and safety compliance across multiple sites including Cyberjaya and Petaling Jaya.

You will coordinate contractors, monitor preventive maintenance, and support project sites with documentation and reporting. The role requires shift flexibility and strong teamwork across departments.

Qualifications

• Minimum Diploma in Building Services or related field.
• Basic knowledge of building maintenance, electrical, and mechanical systems.
• Able to communicate effectively in Bahasa Malaysia and basic English.
• Willing to work on rotating shifts, weekends, and public holidays.
• Physically fit and able to perform maintenance-related tasks.

Responsibilities

Job description

Puncak Hartanah Intelek Sdn Bhd main business focus is on building & assets rentals and maintenance. Its main revenue source is from office and warehouse space rental of the Wisma CommerceDotCom building. PHI is the total solution for all facilities management services in the whole FM value chain.

Location: Cyberjaya & Petaling Jaya

KEY RESPONSIBILITIES

HVAC Operations

• HVAC assisting troubleshooting rectify clogged problem, vacuum trap water.
• HVAC outburst or electrical spark troubleshooting and rectify parts problem and replacement of wiring connection.
• AHU troubleshooting timer, identify cause of trip.
• Cooling tower troubleshooting, identify issue normal parts replacement belting, and regular inspection of water tank for cooling tower.
• Daily except weekend switch on centralized air condition unit (cooling tower and AHU).
• Monitor service contractors in carrying out preventive maintenance works.

Security, Access Door & CCTV

• Monitor service contractors in carrying out preventive maintenance works.
• Regular inspection CCTV device in working condition.
• Monitoring DVR network coverage, iVMS and XPortal recording video and transaction accordingly.
• Identify and troubleshoot faulty units, DVR, CCTV Camera, Access door and boom gate.

Mechanical & Machinenary

• Monitor service contractors in carrying out preventive maintenance works for fire safety system, STP, main water filter, solar panel, rain water harvesting, passenger lift, cargo and genie lift.
• Regular carry out backwash of water filter.
• Regular monitoring sump pump, facility water tank, flushing system etc.
• Assist JKKP Authority inspection and submission of application PMA license.
• Attend Air Selangor for water disruption.
• Attend Lift technician for emergency man trap situation.

Electrical

• Assist chargeman in the replacement of faulty lights, faulty part connector, switch and wiring.
• Identify cause of DB trip and report to chargeman.
• Carry out inventory for electrical parts.

Project & Administrative Support

• Attend meetings and site visit for new development project, renovation, construction and rectification of premises at Masjid Kuala Lumpur, Star Central Cyberjaya and Penchala Land.
• Assist documentation preparation with Majlis and DBKL.
• Engage contractors for requirement of development, renovation, construction and rectification of site.

Tenant Relations and Administration

• Engage tenant requirement and complaints.
• Perform work report for complaints.

Event

• Assist layout, setup and supply of electrical and ventilation to support event space.

QUALIFICATIONS

Education

• Minimum Diploma in Building Services or related field.

Experience and Knowledge

• Basic knowledge of building maintenance, electrical, and mechanical systems.
• Able to communicate effectively in Bahasa Malaysia and basic English.
• Able to prepare and maintain basic reports and documentation.
• Willing to work on rotating shifts, weekends, and public holidays.
• Physically fit and able to perform maintenance-related tasks.
