About the role

We are seeking an experienced Manager - Property Management to join our team in Johor Bahru, Johor on a full-time basis. In this strategic role, you will oversee the day-to-day operations of our residential properties, ensuring optimal performance, tenant satisfaction, and compliance with all regulatory requirements. You will play a critical role in maintaining the quality standards that we are known for whilst driving operational efficiency and profitability across our portfolio. Key responsibilities

• Oversee the daily operations and maintenance of assigned residential properties
• Manage tenant relations, including lease administration, rent collection, and addressing tenant concerns and complaints in a timely and professional manner
• Coordinate and supervise maintenance and repair work, ensuring quality standards are maintained and budgets are adhered to
• Conduct regular property inspections to identify maintenance needs, safety hazards, and opportunities for improvement
• Prepare and maintain accurate financial records, budgets, and reports related to property operations
• Ensure compliance with all applicable laws, regulations, and company policies pertaining to residential property management
• Lead, train, and motivate the property management team, fostering a culture of excellence and accountability
• Liaise with landlords and property owners, providing regular updates on property performance and financial status
• Implement strategies to enhance tenant retention and satisfaction whilst minimising vacancy rates
• Manage vendor relationships and negotiate contracts for services such as cleaning, security, and maintenance

What we're looking for

• Minimum 5-7 years of experience in residential property management, ideally in a similar role managing multiple properties or a portfolio
• BOVEA holder will be an added advantage.
• Proven track record of successfully managing tenant relations and resolving conflicts professionally
• Strong knowledge of residential leasing practices, tenancy laws, and property management regulations in Malaysia
• Excellent organisational and multitasking abilities, with the capacity to manage multiple priorities simultaneously
• Strong financial acumen with experience in budgeting, forecasting, and financial reporting
• Exceptional communication and interpersonal skills, with the ability to liaise effectively with diverse stakeholders
• Leadership experience with the ability to motivate and develop a team effectively
• Attention to detail and a commitment to maintaining high standards of property maintenance and service delivery
• Valid driving licence and willingness to visit properties as required
