The Assistant Manager supports property development and asset management activities, covering site identification, feasibility assessment, financial analysis, commercial negotiations and lease management. The role manages assigned workstreams independently within established guidelines and coordinates with internal and external stakeholders to support timely and commercially sound property decisions.
Key Responsibilities
Property Development & Site Assessment
Identify and evaluate potential sites through market research, site visits, demographics, catchment, traffic, competition and market potential analysis.
Conduct feasibility assessments and provide recommendations on site suitability.
Maintain and monitor the property development pipeline.
Prepare sales projections, financial simulations and feasibility assessments in collaboration with Finance.
Analyse rental, sales potential and other key commercial assumptions.
Negotiation & Contract Review
Support negotiations with landlords, developers and other counterparties for new sites and lease renewals.
Review LOO, HOT, tenancy agreements and other property documents from a commercial and operational perspective.
Identify key commercial risks and escalated matters requiring management or legal review.
Asset & Lease Management
Manage assigned lease renewals, tenancy matters and key contractual milestones.
Monitor rental payment, property taxes and other property-related obligations.
Coordinate with landlords and internal stakeholders to resolve property-related issues.
Reporting & Stakeholder Management
Prepare management / board papers, presentations and investment proposals.
Coordinate with Finance, Legal, Operations, Construction and other stakeholders.
Ensure assigned projects are delivered within agreed timelines and in compliance with Company policies.
Qualifications & Experience
Bachelor's Degree in Real Estate, Property, Business, Finance, Economics or related discipline.
3–5 years' relevant experience in property development, acquisition, asset management, leasing, retail property or related fields.
Experience in site assessment, financial feasibility, commercial negotiation and lease management preferred.
Strong analytical, communication, stakeholder management and project management skills.
Proficient in Microsoft Excel and PowerPoint; GIS / mapping experience is an advantage.
