Job summary

Join DMI Capital as an Asset Manager for a growing real estate portfolio focused on Mexico, with support for U.S. assets. You will own asset business plans, run valuations, support appraisals and refinancings, and drive leasing, operations, and capital projects.

Work closely with senior professionals across acquisitions, accounting, legal, and lenders from our Zapopan office. The role demands strong financial modeling, budgeting, and negotiation skills, with fluency in English and Spanish.

Qualifications

• Bachelor's degree in Finance, Economics, Engineering, Real Estate, Business Administration or a related field; MBA or equivalent experience preferred.
• At least 4 years of experience in real estate asset management, acquisitions, property management or real estate private equity, ideally with industrial/logistics assets.
• Strong financial modeling and analytical skills; advanced Excel required, Argus Enterprise preferred.

Responsibilities

• Own and refine the business plan for each asset and make recommendations to management.
• Run valuation reviews and stress tests with scenario and sensitivity analysis to protect long‑term value and returns.
• Support appraisals and refinancings with financial analysis and strategic recommendations.
• Propose solutions to potential problems within portfolios.
• Partner with acquisitions from underwriting through closing and onboard new assets.
• Lead leasing and marketing: prepare spaces, coordinate with brokers, respond to LOIs, negotiate leases, renewals and amendments
• Build strong tenant relationships and manage retention, expansions and early renewals
• Manage lease terms that drive value: USD/MXN rent, inflation escalations, deposits, guarantees, TI allowances, and free rent
• Keep rent rolls and lease abstracts accurate, track expirations, options, and escalations
• Oversee third‑party property managers, project managers, park administrators, brokers and tax consultants focusing on cost control
• Track rent collections, receivables and delinquencies; run CAM/opex reconciliations and expense recoveries
• Manage property taxes, insurance renewals and claims, and utility contracts including electrical capacity
• Do regular property inspections and identify operating risks, including ESG initiatives
• Prepare and own annual operating and capital budgets; analyze variances and financial statements
• Work with accounting to deliver monthly and quarterly reports and support audits
• Track portfolio KPIs: NOI, occupancy, WALT, tenant retention, CoC, MOIC, IRR and NPV
• Keep asset and investor level financial models current and reforecast
• Monitor lender covenants and investment structures
• Prepare asset management reports and quarterly/ad‑hoc reports
• Manage capital projects from scoping to close‑out with engineering partners
• Work with developers on development and expansion projects including draw requests, budget and schedule tracking
• Plan capex and reserves over hold period to protect asset competitiveness
• Track industrial market trends in Mexico and the U.S., prepare lease comps and market research
• Support new business initiatives and process improvements across the team
• Fluent in English and Spanish
• Willing to travel, including overnight stays, to properties in Mexico and the U.S.
