Job description

DMI Capital ("DMI" or the "Company") is a real estate investment firm headquartered in Zapopan, Jalisco, Mexico. DMI invests in commercial real estate (CRE) through different equity vehicles on behalf of private investors.

DMI has two main investment strategies:

  • Mexican Industrial (core, core+, value add and opportunistic)
  • U.S. Retail, Industrial and Office (core, core+ and opportunistic)

DMI Capital is looking for an Asset Manager to own the operating and financial performance of our Real Estate portfolios, with a primary focus on Mexico and support on U.S. assets. This is a hands‑on role for someone with strong operations and finance skills who can run a business plan, hold third parties accountable and report clearly to senior management and investors. The position offers competitive pay and benefits, an entrepreneurial and fast‑paced environment, and real room for career growth.

The Team

You’ll join DMI’s Asset Management team at our Zapopan office. You’ll work closely with senior investment professionals, acquisitions, accounting, legal, engineering/construction, lenders and outside partners, and you’ll have direct exposure to investment decisions from day one.

Key Responsibilities:

  • Own and refine the business plan for each asset based on performance, market trends and investor goals, and make recommendations to management
  • Run valuation reviews, and stress tests with scenario and sensitivity analysis to protect long‑term value and returns
  • Support appraisals and refinancings with financial analysis and strategic recommendations
  • Propose solutions to potential problems within our portfolios
  • Partner with the acquisitions team from underwriting through closing, own the onboarding of new assets (takeover of property management, vendors, insurance, utilities, tenant notices), and compare actual results with the original underwriting

Leasing & Tenant Relations

  • Lead leasing and marketing: prepare spaces for market, coordinate with brokers, respond to LOIs and negotiate leases, renewals and amendments
  • Build strong tenant relationships and manage retention, expansions and early renewals
  • Manage the lease terms that drive value: USD/MXN rent, annual inflation escalations (U.S. CPI / INPC), security deposits, guarantees, TI allowances and free rent
  • Keep rent rolls and lease abstracts accurate, and track critical dates (expirations, options, escalations, insurance certificates)

Property Operations

  • Oversee third‑party property managers, project managers, park administrators, brokers and tax consultants, with a focus on cost control, service quality and operating efficiency
  • Track rent collections, receivables and delinquencies; run CAM/opex reconciliations and expense recoveries
  • Manage property taxes, insurance renewals and claims, and utility contracts, including electrical capacity and power availability, which is critical for industrial tenants
  • Do regular property inspections and identify operating risks and opportunities, including ESG and certification initiatives where they add value
  • Prepare and own annual operating and capital budgets; analyze monthly variances, financial statements and property operations
  • Work with accounting to deliver accurate monthly and quarterly reports, and support audits
  • Track portfolio KPIs: NOI, occupancy, WALT, tenant retention, CoC, MOIC, IRR and NPV
  • Keep asset and investor level financial models current and reforecast as business plans change
  • Monitor lender covenants (DSCR, LTV, reporting) and the requirements of each investment vehicle and structure (e.g., trusts/fideicomisos, LLCs)
  • Prepare asset management reports and quarterly/ad‑hoc reports for management, investment committees and investors

Capital Projects & Development

  • Manage capital projects from scoping and budgeting through bidding, execution and close‑out, working with engineering and construction partners
  • Work with partners and developers on development and expansion projects, including draw requests, budget and schedule tracking from construction through stabilization
  • Plan capex and reserves over the hold period to protect asset competitiveness

Other

  • Track industrial market trends in Mexico and the U.S. (nearshoring, supply pipeline, rents, absorption), and prepare lease comps and market research
  • Work with brokers, legal counsel, lenders, appraisers and other market participants
  • Support new business initiatives and process improvements across the team

Qualifications

  • Bachelor's degree in Finance, Economics, Engineering, Real Estate, Business Administration or a related field; MBA or equivalent experience preferred
  • At least 4 years of experience in real estate asset management, acquisitions, property management or real estate private equity, ideally with industrial/logistics assets
  • Strong financial modeling and analytical skills; advanced Excel required, Argus Enterprise preferred
  • Solid knowledge of leasing, property operations, budgeting, capital planning and return metrics (IRR, NPV, CoC, MOIC)
  • Proven track record of managing third‑party property managers and vendors, with a focus on cost and accountability
  • Skilled at negotiating leases and reading legal and real estate documents, including LOIs, leases, partnership agreements, loan documents and trust agreements
  • Familiar with Mexican real estate operations (property taxes, permits, CFDI/SAT invoicing, REPSE, utilities/CFE) preferred
  • Able to manage several complex assets and initiatives independently in a dynamic environment
  • Highly organized and detail‑oriented, with strong time management
  • Excellent written and verbal communication, with the ability to present clearly to management and investor groups
  • Fluent in English and Spanish, both written and spoken
  • Collaborative and team‑oriented, with high integrity, sound business judgment and the ability to build lasting relationships
  • Experience with property management or lease management software is a plus
  • Curious about how AI and technology can improve workflows and reporting, and uses good judgment to check outputs and follow policies, risk standards and ethical use
  • Willing to travel, including overnight stays, to properties in Mexico and the U.S.

All team members are expected to represent the Company well and give every counterparty a superior service experience.

DMI Capital considers several factors when making an offer, including the role and its responsibilities, the candidate's work experience, education and training, location and key skills. DMI Capital will also consider applications from more experienced candidates, which, at DMI's discretion, could raise compensation
