P3 Logistic Parks group in Milan is seeking an experienced Property Manager to maximize property value, tenant satisfaction, and ESG compliance across a logistics portfolio. The role requires combining technical expertise, financial acumen, tenant relationship skills, and strategic thinking to ensure assets perform above market benchmarks.

The ideal candidate will be fluent in Italian and English, hold an Engineering or Architecture background, and be willing to travel between properties.

Qualifications

• 5+ years of experience managing commercial, industrial, or logistics properties.
• Independent and analytical, comfortable managing several projects simultaneously and using data tools to drive decisions.
• Strong relationship and negotiation skills with tenants and partners.
• Fluent Italian and English, a valid driver's license, and willingness to travel between properties.
• Engineering or Architecture background is preferred.

Responsabilités

• Invoice, collect, and manage all rental and service charge payments while ensuring smooth cash flow.
• Oversee lease administration—from contract setup to enforcement, renewals, and handovers.
• Provide monthly financial reporting, including rent arrears, expenses, and service charge breakdowns.
• Manage rental adjustments, ensuring correct indexation and income tracking.
• Handle tenders, repairs, and CapEx projects, ensuring compliance and cost efficiency.
• Coordinate emergency responses—on call 24/7 for critical incidents.
• Conduct quarterly property & tenant site visits to monitor conditions and address issues.
• Oversee insurance claims, from technical assessments to reimbursement negotiations.
• Manage third-party providers, ensuring quality maintenance, legal compliance, and tenant satisfaction.
