You will handle onboarding, housekeeping oversight, and coordination with local technicians to ensure top-notch guest experiences while enforcing house rules and safety standards.

Role Description

We are seeking a proactive, reliable, and independent Property Manager / Co-Host to handle the complete day-to-day operations and promotional marketing for our holiday home, operating under our brand identity (not through the manager’s personal profile).

Key Responsibilities

• Promotional Marketing & Off-Season Exposure: Implement proactive, personalized marketing strategies to maximize international visibility for off-peak bookings and increase direct reservations, reducing reliance on third-party channels (minimizing OTA usage).
• International Guest Communication & Feedback Management: Provide clear, warm, and prompt English communication before, during, and after stays to ensure an exceptional guest experience and proactively resolve issues to avoid negative reviews.
• Guest Onboarding & Clear Expectations: Manage check-ins and check-outs, ensuring guests are fully informed about property details in advance (e.g., advising that access includes two narrow flights of stairs).
• Eco-Friendly Operations & Supplies: Oversee cleaning standards, linen changes, restocking, and the assembly of a sustainable/eco-friendly welcome kit, emphasizing waste reduction and environmental care.
• Property Supervision, Maintenance & Security: Conduct thorough property inspections before and after each stay to check for damage or missing items.
• Manage and collect security deposits.
• Handle 24/7 emergencies (lost keys, plumbing/electrical issues) and coordinate routine maintenance using a reliable local network of technicians.
• Enforce house and neighborhood rules strictly (e.g., air conditioning off at night due to neighbor quiet hours, unless a silent technical solution is implemented).

Requirements

• Fluent English (spoken and written) is mandatory for managing international guests and marketing activities.
• Proven understanding of tourism marketing and direct booking channels.
• Strong commitment to sustainability and eco-friendly practices.
• Must live locally (Ceriale or immediate surrounding areas) with own vehicle/transportation.
• High schedule flexibility (including weekends and holidays based on guest turnover).
• Professional integrity regarding administrative requirements (official registration codes CIN and CITRA remain in the owner’s name).
