Job summary

Nexify Consulting & Outsourcing LLP in Kottakkal, Kerala, is seeking an experienced Vacation Rental Revenue Specialist to join our office. You will manage revenue and pricing optimization for UAE/Dubai vacation rental portfolios, with the goal of maximizing revenue, occupancy, ADR and RevPAR.

The role requires hands-on pricing with PriceLabs or similar tools, familiarity with Airbnb/Booking.com and PMS platforms like Guesty, plus strong Excel skills and English communication.

Qualifications

• 2–4 years in vacation rental/hospitality revenue management.
• Hands-on with PriceLabs or similar dynamic pricing.
• Experience with Guesty or other PMS platforms.
• Strong knowledge of Airbnb and Booking.com.
• Advanced Excel/Google Sheets and analytics.
• Understanding of ADR, RevPAR, occupancy and LOS.
• UAE/Dubai vacation rental experience preferred.
• Good English communication and reporting skills.
• Willing to work from Kottakkal office.

Responsibilities

• Monitor and optimize daily and nightly rates.

• Optimize pricing and availability across Airbnb, Booking.com, Vrbo and Expedia.
• Configure minimum stays, gap nights, last-minute and promos.

• Identify underperforming properties and adjust pricing.
• Maintain rate parity across booking channels.
• Prepare weekly and monthly revenue reports.
• Coordinate with UAE-based operations teams.

The successful candidate will handle revenue management and pricing optimization for UAE/Dubai vacation rental and holiday home portfolios, with a focus on maximizing revenue, occupancy, ADR and RevPAR.

Key Responsibilities

• Monitor and optimize daily/nightly rates for vacation rental properties.
• Manage dynamic pricing using PriceLabs, Wheelhouse or similar tools.
• Optimize pricing and availability across Airbnb, Booking.com, Vrbo and Expedia.
• Configure minimum stays, gap-night strategies, last-minute rates and promotional discounts.
• Monitor Dubai events, holidays, seasonality and market demand.
• Conduct competitor and comparable-property pricing analysis.
• Track and analyze ADR, Occupancy, RevPAR, booking pace and revenue performance.
• Identify underperforming properties and implement corrective pricing strategies.
• Maintain rate parity across different booking channels.
• Prepare weekly and monthly revenue performance reports.
• Coordinate with UAE-based holiday home operations teams.

Requirements

• 2–4 years of experience in Vacation Rental, Holiday Home or Hospitality Revenue Management.

• Experience with Guesty or other PMS platforms.
• Strong knowledge of Airbnb and Booking.com.
• Strong Excel / Google Sheets and analytical skills.
• Good understanding of ADR, RevPAR, occupancy, LOS, booking pace and lead time.
• UAE/Dubai vacation rental experience will be highly preferred.
• Good English communication and reporting skills.
• Must be willing to work from our Kottakkal office.
