Job summary

Arabian Industries (AI) in Pune seeks a Senior Quantity Surveyor to lead tendering, cost estimation, and commercial decision making for large-scale hotel, resort, and mixed-use projects. You will drive BOQ preparation across architectural, structural, and MEP disciplines.

You will oversee quantity takeoffs, develop cost plans and cash flows, coordinate subcontractor & supplier quotes, negotiate terms, and prepare tender documentation.

Qualifications

  • Bachelors degree in Quantity Surveying, Civil Engineering, or related field.
  • Minimum 7 years of experience, with at least 5 years in tendering/estimation.
  • Experience with hotel, resort, highrise, or large-scale mixed-use projects is an advantage.
  • Professional accreditation such as RICS or equivalent is preferred.

Responsibilities

  • Lead preparation of detailed BOQ for all disciplines (Architectural, Structural, MEP).
  • Oversee quantity takeoffs and verify team calculations for accuracy.
  • Develop cost estimates, pricing models, and tender strategies.
  • Prepare and manage tender documentation, clarifications, and compliance submissions.
  • Prepare tender status reports, executive summaries, and management presentations.
  • Lead tender adjudication meetings and provide commercial reports to management.
  • Recommend value engineering to optimise cost and improve efficiency.
  • Conduct commercial risk assessments for tender submissions.
  • Support contract drafting: LOIs, preaward agreements, and final contract documents.
  • Prepare preliminary and detailed cost plans for various design stages.
  • Advise on budget impacts from design revisions or specification changes.

Job description

Key Responsibilities
1. Tender Management & Cost Estimation
  • Lead preparation of detailed Bill of Quantities (BOQ) for all disciplines (Architectural, Structural, MEP).
  • Oversee quantity takeoffs and verify team calculations for accuracy.
  • Develop cost estimates, pricing models, and tender strategies.
  • Prepare and manage tender documentation, clarifications, and compliance submissions.
  • Ensure competitive and accurate rate build-ups (materials, labor, productivity norms, preliminaries, overheads & profit).
2. Subcontractor & Supplier Coordination
  • Prepare detailed RFQ packages and manage the full inquiry process.
  • Evaluate and negotiate subcontractor and supplier quotations.
  • Develop price comparison sheets, technical commercial evaluations, and recommendations for award.
3. PreContract Commercial Duties
  • Lead tender adjudication meetings and provide commercial reports to management.
  • Recommend value engineering solutions to optimise cost and improve efficiency.
  • Conduct commercial risk assessments for tender submissions.
  • Support contract drafting: LOIs, preaward agreements, and final contract documents.
4. Cost Planning & Budgeting
  • Prepare preliminary and detailed cost plans for various stages of design.
  • Advise on budget impacts from design revisions or specification changes.
  • Develop cash flow forecasts for tendered projects.
5. Documentation & Reporting
  • Maintain pricing databases, cost benchmarks, and supplier logs.
  • Prepare tender status reports, executive summaries, and management presentations.
  • Ensure all tender files comply with company policies and audit requirements.
Required Skills & Competencies
  • Expert-level knowledge in quantity surveying, tender analysis, and cost planning.
  • Strong understanding of contracts (FIDIC or equivalent).
  • Excellent negotiation and communication skills.
  • High proficiency in QS and estimation software: CostX, Planswift, AutoCAD, Excel (advanced), MS Project, etc.
  • Strong analytical and problemsolving abilities.
  • Ability to manage multiple complex tenders simultaneously.
  • Strong leadership and mentoring capabilities for junior QS staff.
