Qualifications

• Bachelors Degree or Diploma in Civil Engineering.
• 12-16 years of relevant construction planning and quantity surveying experience.
• Experience with high-rise, villas, and residential projects.
• Proficiency in Primavera P6, MS Project, MS Excel, AutoCAD, and related QS tools.
• Strong coordination, negotiation and analytical skills.
• Ability to manage multiple activities and coordinate stakeholders.

Responsibilities

• Plan and monitor projects, develop baseline programs and recovery plans.
• Prepare quantity take-offs, BOQs, cost estimates and analyze variations.
• Coordinate with PMs, Architects, MEP teams, contractors and vendors.
• Prepare progress reports, dashboards and MIS for management.
• Maintain schedules, billing records and cost reports.
• Support tendering, subcontractor negotiations and commercial evaluations.
• Ensure coordination between civil, structural, architectural and MEP activities.

Project Experience: High-Rise Buildings, Villas & Residential Projects

Department: Planning & Quantity Surveying

Job Summary

We are looking for an experienced Planning & QS Manager with 14-16 years of experience in high-rise buildings, villas, and residential construction projects. The candidate will be responsible for project planning, quantity surveying, cost control, progress monitoring, billing, and coordination with consultants, contractors, vendors, and internal teams.

Key Responsibilities

Planning & Project Monitoring

• Prepare and maintain detailed project schedules using Primavera P6 / MS Project.
• Develop baseline programs, detailed execution schedules, and recovery plans.
• Monitor project progress against approved schedules and identify delays.
• Prepare weekly and monthly progress reports, dashboards, and management updates.
• Track critical activities, milestones, manpower, materials, and resource requirements.
• Conduct delay analysis and recommend corrective actions.

Quantity Surveying & Cost Control

• Prepare quantity take-offs, BOQs, rate analysis, and cost estimates.
• Review drawings and specifications to identify variations and scope changes.
• Monitor project budgets, committed costs, and actual expenditures.
• Prepare and verify contractor/subcontractor RA bills and measurements.
• Evaluate variations, extra items, and deviation statements.
• Assist in tendering, subcontractor negotiations, and commercial evaluations.
• Monitor material consumption and wastage against approved quantities.

Coordination

• Coordinate with Project Managers, Architects, Structural Consultants, MEP teams, contractors, and subcontractors.
• Coordinate planning and commercial requirements between site and head office.
• Review drawings, BOQs, specifications, and construction requirements.
• Participate in coordination meetings and prepare MOM/action trackers.
• Follow up on approvals, technical clarifications, material requirements, and site constraints.
• Ensure proper coordination between civil, structural, architectural, and MEP activities.

Documentation & Reporting

• Prepare daily, weekly, and monthly progress reports.
• Maintain project schedules, BOQs, billing records, variation logs, and cost reports.
• Prepare MIS reports for management review.
• Maintain records of work orders, subcontract agreements, measurements, bills, and project correspondence.

Required Skills & Qualifications

• Bachelors Degree/Diploma in Civil Engineering.
• 12-16 years of relevant experience in construction planning and quantity surveying.
• Strong experience in high-rise buildings, villas, and residential projects.
• Proficiency in Primavera P6, MS Project, MS Excel, AutoCAD, and quantity-surveying software/tools.
• Strong knowledge of BOQ preparation, estimation, billing, rate analysis, and cost control.
• Good understanding of construction methodologies and project scheduling.
• Strong coordination, communication, negotiation, and analytical skills.
• Ability to manage multiple activities and coordinate effectively with project stakeholders.

Preferred Candidate

• Experience handling projects from planning/pre-construction through execution and completion.
• Strong knowledge of civil, structural, architectural, and MEP coordination.
• Experience in managing contractors/subcontractors and monitoring project commercial performance.
• Strong leadership and team-management capabilities.
