Job summary

Keka Technologies Private Limited in Delhi is seeking an Engineering Services professional to manage O&M of HVAC, DG sets, chillers, plumbing, fire & safety, civil repair and other systems. You will coordinate shifts and ensure technicians are prepared for handovers.

You will oversee logs, rounds, energy conservation and safety procedures while ensuring timely responses to alarms and MIS data reporting.

Qualifications

• O&M of HVAC systems, DG sets, chillers, plumbing, fire & safety, civil repair & maintenance, elevators & escalators, solar systems.
• Supervisory skills to manage technicians and shift handovers.
• Ability to interpret equipment logs and MIS data.

Responsibilities

• Ensure electrician and operator handovers from the previous shift.
• Ensure tools are mustered by technicians as per the list.
• Technicians fill log sheets with correct data.
• Technicians take proper rounds of all equipment rooms.
• Promote energy conservation through prudent electrical energy use.
• Investigate and repair plant failures outside the PPM regime.
• Escalate plant failures to the APM when beyond quick fixes or parts are long-lead.
• Monitor engineering help desk responses for timely closure.
• Monitor and action alarms from building management systems.
• Work with operators/technicians to ensure familiarity with mechanical and electrical plant.
• Ensure complete and correct logging of operations and maintenance software data.
• Collect accurate data and prepare MIS reports.
• Supervise attendance, work, grooming and conduct of all technical staff on shift.
• Handover shift to AFM/Supervisor with full notes and briefing.

(a) Engineering Services

• To ensure that the electrician and operator have closed up well in advance to relieve the previous shift.
• To ensure that all the tools have been mustered by Technicians and are as per the list.
• To ensure that the technicians fill the log sheets for various equipment’s with correct data.
• To ensure that the technician take proper rounds of all the equipment rooms.
• To ensure that the energy conservation is achieved by judicious use of electrical energy.
• Investigating and repairing plant failures outside the PPM regime.
• Escalating to the APM any plant failures that cannot be fixed within an agreed timeframe or that require parts that are on a long lead time or fall outside normal site spares.
• Monitoring responses to all engineering related help desk calls and ensuring responses are in accordance for Timely closure.
• To ensure that all alarms generated from the building management systems are monitored, acknowledged and actioned.
• To work with the operators and technicians to ensure that all personnel are familiar with all aspects of the mechanical and electrical plant.
• Ensure complete and correct filling of logs and other operational documents including site specific Maintenance software data.
• Regular collection of accurate data and assimilation of MIS reports as required.
• Supervision of attendance, work, grooming and conduct of all Technical staff in the shift.
• To hand over the shift to AFM / Supervisor of the following shift in an appropriate fashion with full detailed notes and an appropriate briefing.

(b) Safety and Security

• To ensure that security norms are not violated while taking vendor personals around in premises for maintenance activities.
• To ensure that all safety measures/procedures are followed while working on the equipment’s.
• To ensure safety briefings/Tool box/Talk to the workers.
• To ensure adherence to safety standards and work permits.
