Job summary

Nambiar Builders in Karnataka is seeking an experienced Procurement Manager to manage end-to-end purchasing for real estate projects. You will source materials, negotiate with vendors, issue POs, and coordinate with site teams to ensure timely delivery.

Qualifications

Responsibilities

  • Handle end-to-end procurement activities for assigned real estate and construction projects.
  • Source and procure construction materials (cement, steel, aggregates, blocks, tiles, sanitaryware, plumbing, electrical, hardware, paints, waterproofing).
  • Understand material requirements, BOQs, purchase requisitions and project schedules.
  • Identify, evaluate and develop reliable suppliers and vendors.
  • Obtain and compare quotations from multiple vendors and prepare comparative statements.
  • Negotiate pricing, payment terms, delivery schedules, warranties and other commercial terms.
  • Generate and process Purchase Orders per requirements and company policies.
  • Coordinate with Project, Planning, QS, Stores, Finance and Accounts teams to ensure timely procurement and delivery.
  • Monitor purchase orders and follow up with vendors for on-time delivery.
  • Ensure procurement within budgets and terms; track price trends for cost savings.
  • Maintain updated vendor database and evaluate performance on quality, cost, service and delivery.
  • Resolve issues related to material quality, quantity, delays, billing and vendor payments.
  • Ensure procurement documentation, quotations, approvals, POs, invoices and records are maintained.
  • Support rate contracts and annual procurement negotiations for frequently used materials.
  • Coordinate with site teams to understand urgent material requirements and ensure availability.
  • Assist in developing alternate sources to minimize procurement risks.
  • Ensure compliance with procurement policies and approval matrix.
  • Prepare regular procurement reports on POs, pending deliveries and cost savings.

Job Purpose

To manage and execute the procurement of construction materials, consumables, equipment, and services required for real estate projects. The role will be responsible for vendor development, sourcing, negotiations, purchase order processing, cost optimization, and ensuring timely availability of materials at project sites while maintaining quality and commercial requirements.

Key Responsibilities

  • Prepare regular procurement reports covering purchase orders, pending deliveries, cost savings, vendor status, and material procurement.

Educational Qualification
  • Bachelor's degree in Civil Engineering, Mechanical Engineering, Supply Chain, Procurement, Commerce, or a related discipline.
  • A diploma/degree in Civil Engineering with relevant procurement experience will be preferred.
Experience
  • 4 - 8 years of relevant experience in Purchase/Procurement.
  • Experience in real estate, construction, infrastructure, or contracting companies is preferred.
  • Candidates with experience handling procurement for residential/commercial projects will be an added advantage.
