Job summary

Qualifications

• Bachelor of Architecture from a recognized university is required.
• Master's degree in Architecture, Urban Design, Interior Design, Construction Management or related discipline (preferred).
• 12–14 years' design and delivery experience on premium residential projects including architecture, interiors, landscape, lighting, façade and MEP coordination.
• Strong understanding of residential design, premium/luxury markets, and design development stages.
• Knowledge of sustainable design principles and best practices.

Reports to (direct) Cluster Head Interior Designing

I. Purpose

The incumbent will be responsible for managing and coordinating design development for premium residential real estate projects from concept to execution. The role involves overseeing architecture, interiors, landscape, lighting, MEP, faade, and other design disciplines while ensuring design intent, quality, timelines, and budget objectives are achieved.

II. Key Responsibilities

Key Performance Areas (KPAs)

1. DESIGN DEVELOPMENT & PLANNING

• Lead project design and detailing from concept to execution.
• Develop design concepts, sketches, floor plans, mood boards, presentations, and 3D visualizations.
• Research design concepts, materials, and industry trends to support design development.
• Select finishes, furniture, fixtures, materials, and dcor in line with project vision and budgets.
• Design and coordinate show flats, sales galleries, and customer experience spaces.

2. DESIGN MANAGEMENT & COORDINATION

• Manage and coordinate design consultants across Architecture, Interiors, Landscape, Lighting, MEP, Faade, Lifts, and allied disciplines.
• Review and monitor design deliverables from Concept, Schematic Design, Detailed Design, and GFC stages.
• Ensure design consistency, quality standards, and alignment with business objectives.
• Coordinate with internal stakeholders and external consultants for timely design closure.

3. PROJECT EXECUTION & SITE MANAGEMENT

• Review site execution against approved designs and specifications.
• Conduct site inspections and provide design solutions during execution.
• Guide engineering and project teams on design intent and architectural details.
• Resolve site-related design issues and ensure smooth implementation.

4. DOCUMENTATION & TECHNICAL EXCELLENCE

• Prepare and review working drawings, detailed drawings, and construction documentation.
• Ensure technical accuracy, constructability, and compliance in all design packages.
• Monitor and manage design revisions and documentation control.

5. BUDGETING, COST CONTROL & VALUE ENGINEERING

• Support budgeting and cost estimation during project planning.
• Recommend cost-effective materials and design solutions without compromising quality.
• Participate in value engineering exercises to optimize project costs and efficiency.

6. RISK MANAGEMENT & PROJECT GOVERNANCE

• Monitor project risks, design deviations, and scope changes.
• Identify potential issues proactively and implement corrective measures.
• Ensure adherence to project timelines, quality parameters, and statutory requirements.

7. STRATEGIC DESIGN LEADERSHIP

• Provide strategic direction during project planning and implementation.
• Drive innovation and best practices in design management.
• Support leadership in enhancing customer experience and product differentiation across premium residential developments.

IV. Qualifications & Experience

Essential

• Bachelors Degree in Architecture (B.Arch.) from a recognized university/institution.
• Masters Degree in Architecture, Urban Design, Interior Design, Construction Management, or a related discipline will be preferred.
• Min 12-14 yrs of design and delivery of premium/luxury residential real estate projects working on architectural, interior, landscape, lighting, faade, and MEP coordination.
• In-depth understanding of residential real estate design, particularly premium and luxury projects.
• Work exposure of design development stages from Concept Design to Good for Construction (GFC) drawings.
• Knowledge of sustainable design principles

Desired

• Relevant certifications in Project Management, Sustainable Design, Green Building (IGBC/LEED), BIM Management, or Design Management will be desirable.
• Strong knowledge of interior design principles, space planning, ergonomics, and material applications.
• Strong understanding of construction methodologies, detailing, site execution, and finishing works.
• Knowledge of furniture, fixtures, finishes, dcor elements, and current design trends.
• Understanding of project budgeting, BOQs, cost estimation, and value engineering.
• Familiarity with statutory regulations, building codes, and industry best practices.
