Job summary

WIN WIN SOLUTIONS seeks a qualified Architect to lead architectural design for residential and high-rise projects. You will review plans, ensure design intent from concept to execution, and coordinate with structural, MEP, landscape, and fire consultants.

The role requires B.Arch and COA registration (preferred), with mandatory AutoCAD proficiency and knowledge of Revit/BIM. IGBC, NBC, and EC coordination knowledge are advantageous.

Qualifications

• B.Arch. from a recognized institution.
• Council of Architecture (COA) registration preferred.
• Proficiency in AutoCAD is mandatory.
• Knowledge of Revit / BIM will be an added advantage.
• Good knowledge of 3D modelling, rendering and visualization software.
• Experience in preparing sales plans, presentation drawings, unit plans and marketing layouts.
• Knowledge of IGBC requirements, green building principles and sustainable design practices.
• Good understanding of NBC, UDCPR and applicable local development regulations.
• Knowledge of Environmental Clearance (EC) submission, documentation and coordination with relevant consultants/authorities.

Role & responsibilities

1. Architectural Design & Development

• Lead and coordinate architectural design development for residential and high-rise projects.
• Review architectural plans, elevations, sections, details and working/GFC drawings.
• Ensure design intent is maintained from the concept stage through execution.
• Coordinate architectural requirements with structural, MEP, landscape, fire and other consultants.
• Review drawings for design consistency, constructability and coordination.

2. Consultant Coordination

• Coordinate with architects, structural consultants, MEP consultants, landscape consultants, fire consultants and other specialist agencies. Review consultant drawings and provide timely comments/inputs.
• Identify design clashes and resolve coordination issues before execution.
• Conduct and participate in design coordination meetings and prepare/track action points.

3. Site Coordination

• Coordinate with project/site teams to resolve design issues.
• Review site queries, RFIs and technical submissions and provide appropriate design inputs.
• Conduct site visits to monitor architectural execution and identify deviations from approved drawings.

4. Drawing & Documentation Management

• Ensure timely issuance and revision of GFC/working drawings.
• Review shop drawings, material submissions and mock-ups.
• Maintain drawing registers, revision records and approval status.
• Ensure that drawings issued to the site are properly coordinated and approved.

5. Design & Cost Optimisation

• Identify opportunities for design optimisation, value engineering and cost reduction without compromising functionality, quality or statutory requirements.
• Evaluate alternative construction systems, materials and architectural details.
• Coordinate with the project team to assess the technical and commercial implications of proposed changes.

6. Statutory & Compliance Coordination

• Ensure architectural designs comply with applicable development control regulations, NBC requirements and local authority requirements.
• Coordinate with consultants for fire, accessibility, parking, services and other statutory requirements.
• Support the team in obtaining necessary design approvals and resolving authority-related comments
