Overviewing Design Management for multiple projects and ensuring design aligns with briefs.
Assist in Concept & Schematic design finalization and prepare design development/tender docs.
Coordinate with internal teams and external consultants; optimize design for cost efficiency.
Conduct site visits, attend coordination meetings, and manage design change processes.

Job Purpose

The incumbent at this position shall be responsible for Design Management for multiple projects while ensuring the designs are in adherence to master plans, manuals, project brief and business needs. The incumbent must align with the corporate development strategy on the real estate development, while assisting in running feasibility studies to support it.

KEY ACCOUNTABILITIES

Key Performance Indicators

Design Management

Overviewing Design Management for multiple projects.
Assisting Sr. Lead in Concept & Schematic design finalization.
Finalization of Approval packages, Design Development and Tender documentation.
Detailed review of design documentation to ensure adherence to design brief, Concept design, completeness, interfacing with other internal and external stakeholders.
Ability to optimize design and present alternate creative, innovative & cost effective design solutions without affecting design intent.
Value Engineering
Review specifications on technical and practical aspects.
Ensuring systematic procedures, communication channels and documentation is followed for all projects.

Design milestones to be met

Construction Management

Regular Site Visits for assessing the issues and review on-going work.
Attending site coordination meetings and addressing queries pertaining to design, drawings, specifications, coordination issues, materials etc. raised by the construction team or respective contractors with involvement of third party consultants/Sr. Lead as per process.
Design Change Management as per standard process.
Preparation and approval of Sample Boards/Mock ups.

Project milestones to be met

Appointment of external consultants/specialists

defining the work breakdown structure for the design packages and formulating the project brief.
Shortlisting the specialist consultants
Conducting pre-qualification of prospective consultants.
Finalizing the scope of work under all disciplines and minimum list of deliverables,
raising of purchase requisition, Technical evaluation of proposals received and assist in award of work to the selected consultant

Project Feasibilities

Provide assistance to Sr. Lead in carrying out project feasibility studies including Site Analysis, code implication, development program, test fits, case studies & project brief. Provide assistance in leasing & monetization of assets including preparation of area charts, layout plans, development controls etc.

Business milestones to be met

Take up in-house drawing preparation /presentations/ sketch ups etc. as and when required to meet the Business/project needs.

EXTERNAL INTERACTIONS

External consultants, PMC, contractors & vendors.

Interacting with government bodies like AAI, Fire Services, Municipal Authorities, Pollution Control Boards, DUAC etc for approvals and regulation controls.

Asset Owners/external developers for interfacing to get appropriate design inputs.

INTERNAL INTERACTIONS

Process leaders and team members in Projects, planning, contracts, Business Development etc. within Airport Land Development.

Internal stakeholders like Master Planning, Connectivity, Land, Security, Operations, IT etc for their requirements and inputs related to planning of ALD projects.

P&C, Finance, Management Offices etc for MIS and other reporting and approvals.

FINANCIAL DIMENSIONS

Should have worked on the project worth 300-400 crores over 3 years
Execution of approved projects including infrastructure of approx. 100-200 crores over 3 - 5 years

Other Dimensions

Exposure to coordinating with international consultants/design firms
Should have worked in teams comprising 8-10 members having multiple skillsets.
Exposure to multinational work environments and cultures.

Relevant Experience

8-10 years of experience with a large real estate firm / multidisciplinary design firm/ architectural firm and having experience of large commercial offices, hospitality, Retail projects, master plan projects.
Over 4 years of multi-disciplinary experience in architecture, interior design and project management, across residential, commercial, retail, hospitality, education as well as entire large masterplans / townships.
