Job summary

Advance India Projects (AIPL) in Gurugram seeks an experienced Sr. GM – Design to lead the design function for large-scale high-rise residential projects, with a focus on Punjab projects.

You will drive design strategy, coordination, and timely delivery while ensuring quality and regulatory compliance. The role requires 18+ years in design management, with strong leadership and cross-disciplinary coordination skills.

Qualifications

• 18+ years of relevant experience in design management.
• Strong experience in high-rise residential projects.
• Experience handling large residential developments in Punjab would be highly preferred.

Responsibilities

• Lead the overall design management for high-rise residential projects from concept to execution.
• Provide strategic direction on architectural, structural, MEP and allied design aspects.
• Review and approve design concepts, drawings, specifications and design deliverables.
• Coordinate with architects, consultants, structural engineers, MEP consultants and project teams.
• Ensure design development is aligned with project timelines, budgets, quality standards and statutory requirements.
• Drive design coordination between the corporate office, site teams and external consultants.
• Identify and resolve design-related issues and ensure timely closure of RFIs and technical queries.
• Review value-engineering opportunities without compromising design intent or quality.
• Ensure compliance with applicable building codes, regulations and local authority requirements.
• Work closely with Projects, Construction, Planning, Procurement and Contracts teams.
• Monitor design progress and establish effective design review and approval processes.
• Lead design presentations and provide inputs to senior management on project development.
• Manage multiple projects and design teams simultaneously.

Role Overview

We are looking for an experienced Sr. GM – Design to lead and manage the design function for large-scale high-rise residential projects, with a key focus on projects in Punjab. The role will be responsible for driving design strategy, coordination, execution, and timely delivery while ensuring quality and compliance with project requirements.

Required Experience & Skills

• 18+ years of relevant experience in design management, preferably with leading real estate developers/consultancies.
• Strong experience in high-rise residential projects is mandatory.
• Experience handling large-scale residential developments in Punjab will be highly preferred.
• Strong knowledge of architectural design, construction processes and multidisciplinary coordination.
• Experience managing architects, consultants and large design teams.
• Strong understanding of statutory approvals, building regulations and development norms.
• Excellent leadership, stakeholder-management and communication skills.
• Strong design review, problem-solving and decision-making capabilities.

Education

B.Arch / B.E. / B.Tech / relevant qualification from a reputed institute. A postgraduate qualification in Architecture, Design or Management would be an added advantage.

Preferred Candidate Profile

Candidates currently working with reputed real estate developers, EPC companies or architectural/design consultancies, with proven experience in high-rise residential developments and exposure to Punjab projects, would be preferred.
