Sr. Manager / Manager, Planning & Architecture

Role Overview

The position is responsible for leading planning, architectural design, coordination, approvals, and execution support for premium/luxury group-housing projects. The role requires strong understanding of residential master planning, building design, statutory regulations, consultant coordination, and project delivery.

Key Responsibilities

1. Master Planning & Architectural Design

• Lead planning and architectural design for luxury group-housing developments.
• Develop and review master plans, site layouts, apartment plans, amenities, clubhouses, landscape interfaces, and external development.
• Ensure efficient utilization of FAR, ground coverage, density, open spaces, parking, and circulation.
• Review design proposals for functionality, aesthetics, constructability, and cost efficiency.
• Ensure consistency with the project's luxury positioning and design standards.

2. Design Development & Documentation

• Prepare/review concept, schematic, GFC and detailed architectural drawings.
• Coordinate architectural drawings with structural, MEP, landscape, faade, interiors, and other consultants.
• Identify design discrepancies and ensure timely resolution.
• Review material specifications, finishes, faade treatments, and architectural details.

3. Statutory Approvals & Compliance

• Coordinate with consultants and internal teams for necessary building plan and statutory approvals.
• Ensure designs comply with applicable development authority, building bye-laws, fire, environmental, accessibility, parking and other regulatory requirements.
• For projects in the Ghaziabad/Greater Noida region, familiarity with relevant local authority processes and regulations is highly valuable.

4. Consultant & Stakeholder Management

• Manage coordination with architects, PMC, structural consultants, MEP consultants, landscape consultants, faade consultants and other specialist agencies.
• Conduct design review meetings and track design deliverables.
• Coordinate with project, engineering, procurement, sales and marketing teams.
• Communicate design decisions and resolve issues within agreed timelines.

5. Project Execution Support

• Provide architectural inputs during construction.
• Review shop drawings, material samples, mock-ups and site-related design queries.
• Conduct/coordinate site inspections to ensure execution is aligned with approved designs.
• Support resolution of technical and architectural issues arising during construction.

6. Cost, Quality & Timeline Control

• Optimize designs while maintaining premium quality and project intent.
• Review design changes for their impact on cost, timeline and constructability.
• Ensure timely release of drawings and design information to avoid delays.
• Maintain appropriate quality standards across architectural deliverables.

Desired Skills

• Strong knowledge of group-housing/master planning and residential architecture.
• Good understanding of FAR, building regulations, development controls, parking and residential planning norms.
• Proficiency in AutoCAD; knowledge of Revit/BIM, SketchUp, Photoshop and MS Office is advantageous.
• Strong consultant-management and coordination skills.
• Good understanding of construction detailing and materials.
• Ability to manage multiple projects/design packages simultaneously.
