Job summary

House of Hiranandani in Powai, Mumbai, seeks a DGM/GM – Design to lead design strategy, project planning and approvals across residential, commercial and mixed-use spaces.

You will oversee feasibility studies, coordinate with consultants and vendors, ensure regulatory compliance including RERA submissions, and drive standardized design templates and cost-efficient specifications.

Qualifications

• Thorough knowledge of local by-laws and regulatory requirements.
• Good interpersonal and leadership skills.
• 15+ years of experience in residential and commercial space.

Responsibilities

• Plan and monitor the design of projects from drawing board till construction stage.
• Ensure proper design drawings, documents and specifications as per company standards.
• Conduct initial project feasibility study, concept design and schematic review.
• Coordinate with design consultants to verify design drawings and specifications.
• Coordinate with vendors and consultants (structural, MEP, parking, landscape, etc.).
• Prepare templates for standardization for design/drawings (materials list, cost-effective specs).
• Prepare and submit approvals and drawings for NOCs.
• Certification and data provision for RERA.
• Evaluate design changes for regulatory impact with Liaison team.
• Market study of competitor projects to understand norms and trends.

Key Purpose of the job :

Responsible for design strategy, project planning, liaison and approvals for residential, commercial, industrial, landscaping projects in MMR

Operational deliverables:

• To plan and monitor the design of projects from drawing board till construction stage
• by ensuring proper design drawings, documents and specifications as per company standards
• Conduct initial project feasibility study, concept design and schematic review
• Coordinate with Design consultants to verify design drawings and other specifications
• Coordinate with vendors and consultants like structural consultants, MEP consultants, parking, landscape, greenfield consultants etc
• Prepare templates for standardization for design and drawings across elements such as material list, parameters for cost effective projects, specifications, parameters for designing, etc for
• Prepare and submit approval and drawings for various NOCs
• Certification and data provision for RERA
• Evaluate the impact of changes in design from a regulatory and statutory perspective in coordination with the Liaison team
• Market Study of Competitor projects to understand industry norms and trends

Desired Candidate Profile :

• B.Arch/M.Arch with 15+ years of experience in residential and commercial space
