Job summary

Phoenix Incorporated in Kolkata is seeking a Senior Engineer - MEP to lead the execution of civil, MEP and interior design activities on site, coordinating with contractors, consultants and internal teams.

The role requires 2-5+ years on-site experience in real estate/retail, plus knowledge of IBMS and safety norms, with the ability to manage drawings, schedules and quality control across multi-discipline interfaces.

Qualifications

• Diploma/ITI in civil, mechanical, electrical, plumbing or interior design as required.
• Minimum 2–5+ years of on-site experience in real estate/retail.

Responsibilities

• Coordinate civil, MEP and interior design activities with contractors and consultants.
• Provide drawings and coordination layouts for all MEP areas to contractors.
• Ensure QA/QC testing and adherence to project timelines.
• Monitor safety measures on site, especially in high-rise structures.
• Collaborate with internal teams to ensure budget and approvals are aligned.

Minimum Qualification

2- 5 + years of on-site experience in real estate/retail industry

Overall Purpose/Objective

Responsible for execution of all civil, MEP and interior design activities at the project site in coordination with various contractors, consultants and internal teams

Key Responsibilities

Project Execution

• Check whether the project timelines and individual schedules for the various areas including civil, MEP and Interior Design have been provided to the concerned contractors
• Provide the individual drawings as well as coordination drawing for all MEP areas to the appointed MEP contractors
• Ensure coordination with the QA/ QC team to undertake the quality testing of the material/s coming in
• Monitor the adherence to specified timelines/ schedules for the completion of various phases of civil, MEP and Interior Design work and escalation the non-adherences or delays in the schedule
• Ensure that the safety norms are followed by the contractor�s workforce and adequate safety arrangement are made in case of high rise structures

Civil

• Co-ordination with Civil Team

MEP Services

• Undertake daily checks/ inspections of every area for HVAC, electrical, plumbing and fire-fighting equipment installations and fittings to ensure adherence to drawings and highlight issues
• Undertake complete testing of all equipment and service, electrical systems across all areas of the project-site including floor �wise, shaft-wise, central plant and final testing
• Ensure that the main equipment control and electricity load/ consumption is managed effectively by the BMS

Interior Design

• Initiate the process of preparation of carcass and furniture to be manufactured in the factory
• Coordinate with MEP to get clearance on the final MEP fittings (Lights/ grills/ etc.) in order to complete the final ID finishing (paint, fabrics, etc.)
• Check the line out of the walling done by the contractor on a daily basis and provide the required clearances in a timely manner
• Understand the budgetary allocation for various phases of the project across the areas of Civil, MEP and interior design and monitor the costs/ budget at every stage of the project execution and elevate any delays
