Job summary

Intellectual Capital HR Consulting Pvt. Ltd. in Ahmedabad seeks a Real Estate Portfolio Manager to lead leasing mandates, manage the portfolio end-to-end, and coordinate with brokers, legal, and finance to execute transactions.

You will conduct due diligence, maintain ownership and lease records, ensure compliance, and prepare MIS reports on occupancy and yields for Directors.

Qualifications

• Experience leading leasing mandates for a real estate portfolio.
• End-to-end management of tenant relationships and lease implementations.
• Experience with due diligence, valuations, and compliance filings.

Responsibilities

• Lead commercial leasing mandates for the Group's real estate portfolio, identifying tenants and negotiating lease terms.
• Manage end-to-end portfolio including tenant relations, lease renewals, rent escalations, and occupancy tracking.
• Oversee documentation, compliance, statutory filings, property tax, and utility accounts; coordinate vendor/facility management.
• Support sale/purchase transactions for real estate assets with brokers, buyers, sellers, and legal counsel.
• Conduct title due diligence, encumbrances, approvals, and valuations for acquisitions or disposals.
• Maintain a register of properties with ownership docs, leases, valuations and key dates.
• Coordinate with legal, finance, and external consultants to ensure smooth leasing and transactions.
• Prepare MIS/reports on portfolio performance, occupancy, rental yields, and pending actions for Directors.

Job description

• Lead commercial leasing mandates for the Group's real estate portfolio identifying tenants/lessees, negotiating lease terms, and closing agreements
• Manage and oversee the Group's real estate portfolio end-to-end, including tenant relationships, lease agreement implementation, lease renewals, rent escalations, and occupancy tracking
• Handle administrative upkeep of the real estate portfolio documentation, compliance, statutory filings, property tax, utility accounts, and vendor/facility management coordination
• Support and execute sale and purchase transactions for real estate assets, including liaising with brokers, buyers, sellers, and legal counsel
• Conduct due diligence on title, encumbrances, approvals, and valuations for acquisition or disposal of properties
• Maintain an up-to-date register of all Group properties — ownership documents, lease agreements, valuations, and key dates
• Coordinate with legal, finance, and external consultants (brokers, valuers, lawyers) to ensure smooth execution of leasing and transaction mandates
• Prepare periodic MIS/reports on portfolio performance, occupancy, rental yields, and pending action items for Directors
