Job summary

Intellectual Capital HR Consulting Pvt. Ltd. in Chandigarh seeks an experienced real estate professional to lead commercial leasing mandates for the group’s real estate portfolio, identify tenants, negotiate terms, and close agreements.

You will manage the portfolio end-to-end, including tenant relationships, lease implementation, renewals, escalations, and occupancy tracking, while overseeing documentation, compliance, filings, property tax, utilities, and vendor coordination.

Qualifications

• Experience in commercial/leasing for real estate portfolios.
• Ability to manage end-to-end lease processes and renewals.
• Strong detailing for documentation, compliance and MIS reporting.

Responsibilities

• Lead commercial leasing mandates for the Group's real estate portfolio, identify tenants, negotiate lease terms, and close agreements
• Manage and oversee portfolio end-to-end, including tenant relationships, lease implementation, renewals, escalations, and occupancy tracking
• Handle administrative upkeep of documentation, compliance, filings, property tax, utilities, and vendor/facility coordination
• Support and execute sale/purchase transactions for real estate assets, liaising with brokers, buyers, sellers, and legal counsel
• Conduct due diligence on title, encumbrances, approvals, and valuations for acquisitions or disposals
• Maintain an up-to-date register of all Group properties—ownership documents, leases, valuations, and key dates
• Coordinate with legal, finance, and external consultants to ensure smooth leasing and transaction mandates
• Prepare periodic MIS/reports on portfolio performance, occupancy, rental yields, and action items for Directors
• Assist in compliances and streamlining of documentation for the group’s real estate assets

Job description

• Lead commercial leasing mandates for the Group's real estate portfolio identifying tenants/lessees, negotiating lease terms, and closing agreements
• Manage and oversee the Group's real estate portfolio end-to-end, including tenant relationships, lease agreement implementation, lease renewals, rent escalations, and occupancy tracking
• Handle administrative upkeep of the real estate portfolio documentation, compliance, statutory filings, property tax, utility accounts, and vendor/facility management coordination
• Support and execute sale and purchase transactions for real estate assets, including liaising with brokers, buyers, sellers, and legal counsel
• Conduct due diligence on title, encumbrances, approvals, and valuations for acquisition or disposal of properties
• Maintain an up-to-date register of all Group properties — ownership documents, lease agreements, valuations, and key dates
• Coordinate with legal, finance, and external consultants (brokers, valuers, lawyers) to ensure smooth execution of leasing and transaction mandates
• Prepare periodic MIS/reports on portfolio performance, occupancy, rental yields, and pending action items for Directors
