Job summary

Intellectual Capital HR Consulting Pvt. Ltd. is seeking an experienced Real Estate Portfolio Manager to lead leasing mandates and oversee the group’s property assets. You will identify tenants, negotiate terms, and drive end-to-end portfolio management.

The role requires coordinating with legal, finance, brokers, and lawyers, handling due diligence, compliance, and MIS reporting for Directors.

Qualifications

• Experience leading commercial leasing mandates for real estate portfolios.
• Ability to negotiate lease terms and close agreements.
• Experience in end-to-end portfolio management and occupancy tracking.
• Familiarity with due diligence and regulatory filings.

Responsibilities

• Lead commercial leasing mandates for the group’s real estate portfolio, identifying tenants and negotiating lease terms.
• Manage end-to-end real estate portfolio including tenant relationships, lease renewals, rent escalations and occupancy tracking.
• Handle admin upkeep of portfolio documentation, compliance, statutory filings, property tax, utilities, and vendor coordination.
• Support and execute sale and purchase transactions for real estate assets, liaising with brokers, buyers, sellers and legal counsel.
• Conduct due diligence on title, encumbrances, approvals, and valuations for acquisitions or disposals.
• Maintain an up-to-date register of all properties — ownership docs, leases, valuations, key dates.
• Coordinate with legal, finance, external consultants (brokers, valuers, lawyers) for leasing and transaction mandates.
• Prepare periodic MIS/reports on portfolio performance, occupancy, rental yields, and pending action items for Directors.
• Assist in compliances and streamlining of documentation for the group’s real estate assets.

Job description

• Lead commercial leasing mandates for the Group's real estate portfolio identifying tenants/lessees, negotiating lease terms, and closing agreements
• Manage and oversee the Group's real estate portfolio end-to-end, including tenant relationships, lease agreement implementation, lease renewals, rent escalations, and occupancy tracking
• Handle administrative upkeep of the real estate portfolio documentation, compliance, statutory filings, property tax, utility accounts, and vendor/facility management coordination
• Support and execute sale and purchase transactions for real estate assets, including liaising with brokers, buyers, sellers, and legal counsel
• Conduct due diligence on title, encumbrances, approvals, and valuations for acquisition or disposal of properties
• Maintain an up-to-date register of all Group properties — ownership documents, lease agreements, valuations, and key dates
• Coordinate with legal, finance, and external consultants (brokers, valuers, lawyers) to ensure smooth execution of leasing and transaction mandates
• Prepare periodic MIS/reports on portfolio performance, occupancy, rental yields, and pending action items for Directors
