Intellectual Capital HR Consulting Pvt. Ltd. in Kolkata, India invites an experienced Real Estate Portfolio Manager to lead leasing mandates and manage the group’s property assets across the lifecycle.

The role requires coordinating with brokers, legal and finance teams, conducting due diligence, maintaining registers, and delivering MIS reports to Directors.

Qualifications

• Lead leasing mandates for the portfolio; identify tenants, negotiate terms, close agreements
• Oversee portfolio end-to-end: tenant relations, lease execution, renewals, escalations, occupancy tracking
• Maintain portfolio docs, compliance, filings, property tax, utilities, and vendor/facility coordination
• Support real estate sale/purchase transactions; liaise with brokers, buyers, sellers, and legal counsel
• Conduct due diligence on titles, encumbrances, approvals, and valuations for acquisitions/disposals
• Maintain up-to-date property register: ownership docs, leases, valuations, and key dates
• Coordinate with legal, finance, and consultants to ensure smooth leasing/transaction execution
• Prepare periodic MIS/reports on portfolio performance, occupancy, rental yields, and actions for Directors
• Assist in compliance and documentation streamlining for real estate assets

Job description

• Lead commercial leasing mandates for the Group's real estate portfolio identifying tenants/lessees, negotiating lease terms, and closing agreements
• Manage and oversee the Group's real estate portfolio end-to-end, including tenant relationships, lease agreement implementation, lease renewals, rent escalations, and occupancy tracking
• Handle administrative upkeep of the real estate portfolio documentation, compliance, statutory filings, property tax, utility accounts, and vendor/facility management coordination
• Support and execute sale and purchase transactions for real estate assets, including liaising with brokers, buyers, sellers, and legal counsel
• Conduct due diligence on title, encumbrances, approvals, and valuations for acquisition or disposal of properties
• Maintain an up-to-date register of all Group properties — ownership documents, lease agreements, valuations, and key dates
• Coordinate with legal, finance, and external consultants (brokers, valuers, lawyers) to ensure smooth execution of leasing and transaction mandates
• Prepare periodic MIS/reports on portfolio performance, occupancy, rental yields, and pending action items for Directors
