Job summary

Narang Realty in Mumbai region seeks an experienced Contracts & Quantity Surveying professional. You will review plans, prepare BOQs, draft tender and contract documents, and negotiate costs with contractors to keep projects within budget.

You will also conduct feasibility studies, evaluate bids, process payments, maintain contract registers, and analyse ROI for ongoing and future projects. Strong Civil background and 4–8 years' relevant experience are required.

Qualifications

• Bachelor level civil engineering degree required with strong understanding of pricing, contracts and materials.
• Experience in quantity surveying, tendering or contracts management in real estate development is essential.
• Proficiency with MS Office and AutoCAD (2D/3D) is required.

Responsibilities

• Review architectural plans and prepare quantity requirements for feasibility and tendering.
• Prepare Tender documents, Contract documents and BOQs in coordination with architects and consultants.
• Conduct feasibility studies to estimate materials, time and labour costs; assist budget preparation for new projects.
• Analyze and negotiate costs for tenders and contracts; evaluate contractor bids and make recommendations.
• Monitor work progress and costs across projects to ensure alignment with budgets.
• Perform valuation of completed works and facilitate timely payment arrangements.
• Prepare and finalise Work Orders, amendments and supplementary agreements.
• Evaluate and process extra/variation claims from contractors with site and engineering teams.
• Maintain a contract register across projects – track expiry, performance and compliance.
• Analyse completed project data to assess ROI and conduct post-project cost analysis.
• Benchmark contractor rates and market pricing to ensure cost competitiveness.
• Allocate and coordinate sub-contractor scope per project needs.
• Support standardising contract templates and procurement processes.

About the Role

This role is responsible for end-to-end contracts and quantity surveying support across projects from reviewing architectural plans and preparing BOQs, to drafting tender and contract documents, and negotiating costs with contractors. It involves conducting feasibility studies and budget estimation, evaluating bids, processing work orders and variation claims, and monitoring project costs against budgets. The role also covers valuation of completed work, timely payment facilitation, maintaining the contract register for compliance and expiry tracking, and analysing project data for ROI and cost benchmarking, while supporting the Head of Contracts in standardising templates and procurement processes.

Qualifications

• B.E. / B.Tech (Civil).
• Well versed with MS Office and AutoCAD (2D / 3D).
• Understanding of construction materials, pricing, contracts, and industry standards.
• 4 – 8 years of experience in quantity surveying, tendering, or contracts management, only from real estate development.
