Job summary

House of Hiranandani is seeking an experienced Quantity Surveyor with deep expertise in tendering, estimation, vendor management, and cost control for real estate construction projects. The role focuses on interior fit-out works and aluminium window systems, including BOQ preparation, tenders, bid evaluation, contract negotiation, and cost-effective procurement for residential and commercial developments.

The position reports to AVP – Contracts and is based in Powai, Mumbai, on a full-time

Qualifications

• Bachelors Degree / Diploma in Civil Engineering or Quantity Surveying.
• Minimum 15+ years of experience in Quantity Surveying, Contracts, and Tendering in real estate / construction.
• Strong expertise in Interior works, Aluminium windows, faade systems, and finishing packages.
• Excellent knowledge of rate analysis, BOQ preparation, estimation, contracts, and vendor management.
• Proficiency in AutoCAD, MS Excel, ERP/SAP preferred with strong negotiation and analytical skills.

Responsibilities

• Prepare detailed BOQs (Bill of Quantities) based on drawings and specifications for civil, interior, MEP, and aluminium works.
• Conduct quantity take-offs, floating tenders, RFQs, and manage technical/commercial bid processes.
• Evaluate quotations, prepare comparative statements, negotiate rates, and finalize contractors/vendors.
• Prepare work orders, LOIs, contracts, and coordinate with Projects, Design, Procurement, and Finance teams.
• Monitor project budgets, contractor bills, variation orders, extra items, and ensure cost‑effective procurement.
