Job summary

Aratt Developers Pvt. Ltd. in Bengaluru seeks an experienced Quantity Surveyor with 7 to 8 years in real estate construction to lead cost planning, estimation, and billing from inception to project completion.

The role covers Pre-Contract (Pre-QS) and Post-Contract (Post-QS) activities, including BOQ preparation, rate analysis, tender support, subcontractor finalization, and cost control across high-rise residential and commercial projects.

Qualifications

  • 7 to 8 years of experience in Quantity Surveying within real estate construction Industry.
  • Experience in residential and commercial real estate projects.
  • Knowledge of tendering, contracts, procurement, and billing processes.

Responsibilities

  • Pre-Contract (Pre-QS): Prepare detailed quantity take-offs, BOQs, preliminary cost estimates, rate analysis, and procurement schedules.
  • Post-Contract (Post-QS): Verify RA Bills, certify payments, monitor budgets, track changes, and prepare final accounts and contract closure documentation.

Position Summary

We are seeking an experienced Quantity Surveyor with 7 to 8 years of experience in the real estate construction industry. The candidate should possess strong expertise in both Pre-Contract (Pre-QS) and Post-Contract (Post-QS) activities, ensuring effective cost planning, estimation, contract administration, billing, and project cost control from project inception through completion.

Key Responsibilities

Pre-Contract (Pre-QS)

  • Prepare detailed quantity take-offs from architectural and structural drawings.
  • Prepare BOQs (Bill of Quantities) based on project specifications.
  • Prepare preliminary cost estimates and project budgets.
  • Conduct rate analysis and cost benchmarking.
  • Float enquiries, evaluate vendor and subcontractor quotations.
  • Prepare comparative statements and recommend suitable vendors.
  • Assist in tender documentation, bid evaluation, and contractor finalization.
  • Coordinate with Architects, Consultants, Design, and Procurement teams during planning stages.
  • Value engineering and cost optimization without compromising quality.
  • Prepare procurement schedules and material quantity reconciliation.

Post-Contract (Post-QS)

  • Verify contractor RA Bills and certify payments.
  • Prepare and certify subcontractor bills.
  • Monitor project budgets and cost reports.
  • Track project variations, deviations, and change orders.
  • Prepare cost-to-complete reports and cash flow forecasts.
  • Quantity reconciliation for materials such as steel, cement, concrete, blocks, etc.
  • Coordinate with Site Engineers, Project Managers, and Finance for billing and payments.
  • Prepare final accounts and contract closure documentation.
  • Monitor contractual compliance and resolve billing disputes.
  • Ensure proper documentation of measurements and site records.

Required Skills

  • Strong knowledge of quantity estimation and BOQ preparation.
  • Experience in residential and commercial real estate projects.
  • Good understanding of construction methodologies and specifications.
  • Knowledge of tendering, contracts, procurement, and billing processes.
  • Strong analytical and negotiation skills.
  • Excellent communication and stakeholder coordination.
  • Ability to manage multiple projects simultaneously.

Technical Skills

  • AutoCAD

  • ERP/Project Billing Software (SAP/Oracle/Construction ERP preferred)
  • Knowledge of MS Project/Primavera is an added advantage.

Qualification

  • B.E./B.Tech in Civil Engineering or Diploma in Civil Engineering.
  • Quantity Surveying certification will be an added advantage.

Preferred Experience

  • 7 to 8 years of experience in Quantity Surveying within the real estate construction industry.
  • Experience handling both high-rise residential and commercial projects.
  • Exposure to complete project lifecycle from estimation to final account settlement.
