Job summary

YourOrbit Facility Solutions in Bengaluru seeks a proactive Property/Facility Manager to oversee day-to-day site operations of a residential property. You will coordinate with CRM, project teams, residents and vendors to ensure smooth handovers, inspections, documentation and service delivery.

Role & responsibilities

• Overall property management and day-to-day site supervision of the residential property.
• Coordinate with CRM, Project Team, residents, customers and other stakeholders.
• Conduct flat inspections, snagging, verification and pre-handover checks.
• Manage flat handovers and ensure a smooth, professional customer experience.
• Maintain complete handover, inspection and operational documentation.
• Guide customers on fit-out guidelines, Do's & Don'ts and ensure compliance.
• Inspect flats under fit-out and identify any violations; coordinate with customers and relevant teams for corrective action.
• Manage resident complaints and service requests and ensure timely closure.
• Coordinate with vendors for maintenance and preventive maintenance activities.
• Monitor housekeeping, gardening, security and other facility-management services.
• Handle incidents, escalations and emergency situations at the property.
• Maintain operational records, registers and daily/monthly reports.
• Prepare and submit monthly management reports to the management/client.
• Monitor service quality, staff performance and overall property standards.
• Ensure smooth and efficient FM operations and maintain high customer/resident satisfaction.

Preferred candidate profile

• Graduate/Diploma in Civil or Electrical Engineering preferred.
• 3-8 years of relevant experience in Property Management, Facility Management, Residential Facility Management or Site Operations.
• Experience in residential projects, apartments, gated communities or real estate projects will be preferred.
• Candidates with Civil or Electrical engineering/technical backgrounds can apply.
• Experience in flat inspection, snagging, handover, fit-out monitoring and customer/resident coordination is preferred.
• Good knowledge of facility operations, vendor management and preventive maintenance coordination.
• Good communication and interpersonal skills with the ability to handle residents/customers professionally.
• Strong problem-solving, coordination and escalation-management skills.
• Ability to supervise housekeeping, security, gardening and other outsourced services.
• Good documentation, reporting and basic computer/MS Office skills.
• Should be willing to work at the project/site location.
