JOB DESCRIPTION - PROJECT MANAGER (COMMERCIAL INTERIOR FIT-OUT)
Experience: 7-10 years in commercial turnkey interior fit-out projects, including at least 3 years independently managing projects as a Project Manager.
Remuneration: Competitive annual CTC as per market standards, commensurate with experience and capability.
Location: Project sites primarily across North India, outside Delhi.
Employment: Full-time, site-based

Role
Take complete end-to-end responsibility for commercial turnkey interior fit-out projects, from mobilisation and planning to execution, procurement, vendor management, billing, cost control, and final handover.
Key Responsibilities
- Independently manage execution as per approved drawings, BOQ, specifications, budget, and agreed timelines.
- Prepare project schedules, set daily and weekly targets, deploy manpower, and monitor progress.
- Lead site engineers, supervisors, labour, vendors, and subcontractors.
- Source, evaluate, negotiate with, and mobilise vendors and execution agencies for stone, tiles, gypsum, carpentry, joinery, painting, and other interior trades.
- Manage vendors and subcontractors through formal written contracts/work orders defining scope, rates, timelines, quality requirements, payment terms, and contractual obligations, in coordination with the Head Office.
- Plan procurement, ensure timely material availability, and control consumption, wastage, and project costs.
- Coordinate electrical, HVAC, plumbing, firefighting, and ELV services with interior works.
- Manage site billing, including measurements, quantity calculations, measurement sheets, client RA and final bills, certification follow-up, and subcontractor/vendor bill verification.
- Identify and document extra items and variations; prepare supporting measurements and rate analysis, submit claims, and follow up for written approvals and payment certification.
- Coordinate with clients, consultants, and the Head Office to resolve site issues and obtain timely decisions and approvals.
- Prepare daily and weekly progress reports covering execution, manpower, materials, costs, billing, delays, and corrective actions.
- Submit complete weekly site documentation to the Head Office, including progress reports, photographs, measurements, billing status, material and manpower records, vendor updates, extra-item claims, and approval records.
- Support tender costing for upcoming projects through quantity take-offs, vendor quotations, rate analysis, and preparation of competitive estimates.
- Ensure workmanship quality, site safety, PPE compliance, and housekeeping.
- Complete snag rectification, final measurements, billing reconciliation, handover documentation, and project closure.
Mandatory Requirements
- Proven experience independently managing commercial turnkey interior fit-out projects from mobilisation to final handover.
- Hands‑on site billing experience is mandatory, including client RA/final billing and subcontractor/vendor bill verification.
- Vendor sourcing capability and an established vendor/agency network are mandatory, particularly for stone, tiles, gypsum, carpentry, and other interior trades.
- Must be capable of promptly arranging agencies, materials, and manpower to meet project requirements.
- Must take complete end-to‑end ownership of project delivery, costs, quality, billing, documentation, and closure.
- Ability to manage vendors through formal contracts/work orders and monitor their contractual performance.
- Experience preparing and pursuing extra‑item and variation claims.
- Ability to prepare progress reports and submit complete weekly documentation to the Head Office.
- Ability to support tender costing, rate analysis, and vendor quotation comparisons for upcoming projects.
- Sound knowledge of drawings, BOQs, specifications, measurements, and work orders.
- Working knowledge of MS Excel and AutoCAD.
- Strong planning, negotiation, coordination, and team‑management skills.
- Willingness to relocate and remain stationed at assigned project sites primarily across North India, outside Delhi.
Qualification
Diploma or B.E./B.Tech in Civil Engineering, or a relevant technical qualification.
