Job summary

Nirmiti Interiors in Bengaluru seeks an experienced Project Manager for turnkey interior fit-out projects. You will plan, manage and execute projects from site mobilisation through handover, coordinating with clients, architects, BIM teams, vendors and subcontractors.

The role requires BIM-based coordination, review of drawings and BOQs, ensuring quality, safety and timelines, and leadership of on-site teams.

Qualifications

• Diploma or Bachelors in Civil/Architecture/Interior Design.
• Minimum 7-12 years of experience managing commercial, residential, hospitality or corporate interior fit-out projects.
• Practical working experience with BIM-based project coordination is required.

Responsibilities

• Plan, manage and execute turnkey interior fit-out projects from site mobilisation through final handover.

• Supervise interior activities including civil works, floors, ceilings, partitions, carpentry, joinery, painting and MEP coordination.
• Ensure work aligns with drawings, specs, quality standards and timelines.
• Monitor costs, material usage, labour productivity and subcontractor performance.
• Conduct site measurements and certify contractor bills, RA bills and variations.
• Identify risks and implement corrective measures; ensure safety and housekeeping.

Job description

Role & Responsibilities:

• Plan, manage and execute turnkey interior fit-out projects from site mobilisation through final handover.
• Prepare project schedules, manpower plans, material requirements and daily/weekly progress reports.
• Coordinate with clients, architects, consultants, BIM teams, vendors, subcontractors and internal teams.
• Review architectural drawings, shop drawings, BIM models, BOQs and technical specifications before execution.
• Use BIM models for design coordination, clash detection, quantity verification and resolution of site-related issues.
• Supervise interior activities, including civil works, flooring, ceilings, partitions, carpentry, joinery, painting, MEP coordination and finishing works.
• Ensure work is completed according to approved drawings, specifications, quality standards and agreed timelines.
• Monitor project costs, material consumption, labour productivity and subcontractor performance.
• Conduct site measurements and coordinate the preparation and certification of contractor bills, RA bills, variations and final bills.
• Identify project risks, execution constraints and delays and implement suitable corrective measures.
• Ensure compliance with safety requirements, quality procedures and proper site housekeeping.
• Attend client and consultant meetings, provide progress updates and close observations within committed timelines.
• Manage snagging, rectification, documentation and successful handover of completed projects.

Preferred Candidate Profile:

• Diploma or Bachelors degree in Civil Engineering, Architecture, Interior Design or a related discipline.
• Minimum 7-12 years of experience managing commercial, residential, hospitality or corporate interior fit-out projects.
• Practical working experience with BIM-based project coordination is required.
• Proficiency in BIM software such as Autodesk Revit and Navisworks will be preferred.
• Ability to review BIM models, coordinate with BIM and MEP teams, identify clashes and translate coordinated models into site execution.
• Strong knowledge of interior construction methods, materials, finishes, BOQs, drawings and site execution.
• Proven experience in independently managing projects, subcontractors, vendors and site teams.
• Good understanding of project planning, costing, billing, quantity reconciliation and quality control.
• Ability to read and interpret architectural, interior and MEP drawings.
• Proficiency in MS Office and MS Project; working knowledge of AutoCAD is preferred.
• Strong communication, leadership, negotiation and problem-solving skills.
• Willingness to travel or relocate to project locations as required.
• Candidates from turnkey interior contracting or fit-out companies will be preferred.
