Job summary

Alpha Pacific Systems Pvt. Ltd. in India requires a Project Manager for the Directorate Administrative Building & Staff Quarters project in Bambolim, North Goa.

Location is a project site with a contract period; 10–12 years total experience and 5+ years as an independent PM are needed. The role oversees execution, schedules, cost, quality, safety, and client satisfaction; coordinates drawings with architecture/MEP teams; manages contractors and budgets; CPWD/PSU contract handling and handover

Qualifications

• B.E./B.Tech in Civil Engineering is mandatory with PM/Contracts qualification as an advantage.
• Minimum 10 years in building construction, including at least 5 years independently managing projects.
• Experience on projects of Rs. 15–30 crore or higher; Govt/PSU/CPWD/PSU EPC experience preferred.

Responsibilities

• Take overall responsibility for execution, programme, cost, quality, safety and client satisfaction for the entire project.
• Prepare baseline programmes, schedules, critical paths, milestones and resource deployment; issue recovery plans.
• Coordinate architectural, structural and MEP drawings and resolve design conflicts and site constraints.
• Manage contractors, subcontractors, suppliers and consultants; chair site coordination and progress reviews.
• Control BOQ, measurements, RA bills, variations, EOTs, and cost against the budget.
• Interface with DGLL/PSU reps; maintain DPR/MPR, inspection records and audit-ready docs.
• Ensure compliance with drawings, specs, quality standards and safety; close non-conformities.

Project Manager - Building Construction | Alpha Pacific Systems Pvt. Ltd.

Opening: 1 | Experience: 10 to 12 years overall, including at least 5 years as an independent Project Manager / Construction Manager.

Location: Project site at Bambolim, North Goa. Willingness to be stationed at the site for the contract period is required.

Project: Construction of Directorate Administrative Building & Staff Quarters, DGLL, Bambolim, North Goa.

Indicative CTC: Rs. 60,000 to Rs. 70,000 per month (Rs. 7.20 to 8.40 lakh per annum), subject to final offer.

Qualification and experience

• B.E./B.Tech in Civil Engineering is mandatory. PG/Diploma in Construction or Project Management, or a contracts qualification, is an advantage.
• Minimum 10 years in building construction, including at least 5 years independently managing projects.
• At least two completed building projects of Rs. 15 to 30 crore or higher. Government / PSU / CPWD / PWD / EPC experience is strongly preferred.

Key responsibilities

• Take overall responsibility for execution, programme, cost, quality, safety and client satisfaction for the entire project.
• Prepare and monitor baseline programmes, construction schedules, critical paths, milestones and resource deployment; issue recovery programmes where progress slips.
• Coordinate architectural, structural and MEP drawings; identify design conflicts and site constraints and drive timely resolution.
• Manage contractors, subcontractors, suppliers, consultants and specialist agencies; chair site coordination and progress review meetings.
• Control BOQ, measurements, rate analysis, RA bills, quantity and material reconciliation, and project cost against the approved budget.
• Handle variations, extra items, deviations, extension of time (EOT), delay analysis, claims and contractual correspondence under CPWD/PSU conditions of contract.
• Act as the primary project-level interface with DGLL / PSU representatives and consultants; maintain DPR/MPR, inspection records, meeting minutes and audit-ready project documentation.
• Ensure compliance with approved drawings, specifications, quality standards and statutory safety requirements; ensure closure of non-conformities.

Software and preferred profile

• Advanced MS Excel. Primavera P6 and/or MS Project exposure and ERP experience are advantages.
• Candidates who have independently closed out a Government/PSU building contract, including final bill, EOT and handover, are preferred.
• English and Hindi preferred; Konkani/Marathi is an advantage for the site role.
• Immediate joining to 30 days preferred.
