Job summary

Melhor Group seeks a hardcore Project Manager to own a luxury residential project in Anjuna, North Goa. You will command site operations, drive timelines, manage budgets, and coordinate across architects, consultants and vendors to hand over a premium project.

Ideal candidates have 10–14 years of hardcore project execution experience with luxury/high-rise portfolios and a proven track record of on-time, on-budget delivery.

Qualifications

• 10–14 years of hardcore project execution experience.
• Luxurious residential or high-rise project experience.
• Delivered at least one project from start to handover.
• Delivered at least one project from mid-stage to handover.

Responsibilities

• Drive end-to-end project execution from excavation to handover.
• Control site contracts, vendors, engineers, and manpower daily.
• Plan and monitor schedules using MSP/Primavera; ERP reporting.
• Strict cost control to protect profitability and avoid wastage.
• Coordinate with architects, consultants, management, and authorities.
• Maintain premium luxury project quality and on-site safety.

About The Role

This is not a desk job. This is complete site ownership.

We are looking for a hardcore Project Manager who can take full control of a luxury residential project in Anjuna, North Goa, and deliver it without excuses, delays, cost overruns, or dependency on constant follow-ups.

If you cannot control contractors, push timelines, manage pressure, drive teams aggressively, and deliver premium-quality projects - this role is not for you.

You Will Be Directly Responsible For

• Project timelines
• Budget control
• BOQ preparation tracking
• Site execution
• Contractor performance
• Planning scheduling
• Final delivery quality

The site runs under your command.

What You Will Be Responsible For

End-to-End Project Execution

• Drive the project from excavation to final handover
• Ensure zero unnecessary delays on site
• Push execution aggressively while maintaining quality
• Keep every activity aligned with the project schedule
• Submit detailed BOQ and project execution schedule within 30 days from the Date of Joining

Site Contractor Control

• Control contractors, vendors, engineers, and manpower on a daily basis
• Ensure labour, machinery, and materials are available before work stops
• Identify problems before they impact timelines
• Remove bottlenecks immediately and keep work moving
• Ensure strict discipline and accountability across site teams

Planning, ERP Reporting

• Prepare and monitor project schedules using MS Project (MSP)/Primavera
• Ensure accurate daily, weekly, and monthly progress tracking
• Work efficiently on ERP systems for project management, tracking, and reporting
• Maintain strong coordination through professional email communication and reporting
• Generate project MIS, reports, cost trackers, and execution updates using Excel

Budget Cost Control

• Track project costs aggressively
• Prevent wastage, delays, and unnecessary expenses
• Ensure every package stays within approved budgets
• Protect profitability without compromising finish quality

Coordination Leadership

• Coordinate with architects, consultants, management, and authorities
• Conduct regular review meetings and push teams for faster closures
• Escalate issues with solutions - not excuses
• Take ownership instead of waiting for instructions
• Be proactive in decision-making and execution planning

Quality Compliance

• Maintain premium luxury project standards at every stage
• Ensure site safety and legal compliance
• Deliver snag-free projects ready for handover
• No shortcuts. No compromise on quality.

We Want Someone Who

• Has 10-14 years of hardcore project execution experience
• Has handled luxury residential or high-rise projects
• Has independently delivered:
• Minimum 1 project from start to final handover
• Minimum 1 project from mid-stage to final handover
• Can manage site pressure without losing control
• Knows how to command a site and get work done
• Can read budgets, schedules, drawings, and execution equally well
• Is proactive and solution-oriented
• Takes accountability instead of giving reasons
