Job summary

Isprava is seeking an Assistant Project Manager - Planning MSP to drive end-to-end delivery of luxury villa projects in Goa and Mumbai. You will connect design, construction, procurement, and finance to ensure projects finish on time, within budget, and to high quality standards.

You will coordinate schedules, budgets, and reports, lead cross-functional teams, and ensure compliance with codes and safety. This role suits a PM with 5+ years in luxury real estate and a civil engineering background.

Qualifications

  • Minimum 5+ years in project management within real estate, preferably luxury residential projects
  • Bachelor’s degree in Civil Engineering (BE)
  • Postgraduate degree in Construction Management or Project Management (preferred)

Responsibilities

  • Develop, update, and maintain detailed project schedules for design, engineering, procurement and construction phases.
  • Monitor budgets and payments to consultants and vendors to maintain fiscal discipline.
  • Deliver periodic status reports and weekly snapshots highlighting risks and action plans for stakeholders.
  • Ensure compliance with building codes, safety regulations, and productivity goals.
  • Lead cross-functional teams including consultants and subcontractors to ensure smooth workflow across design, construction, procurement and sales functions.

About the Role

As a Assistant Project Manager - (Planning - MSP) supporting the end-to-end delivery of luxury villa projects, you act as the central nervous system connecting design, construction, procurement, and finance departments. Your role ensures that projects—ranging from high-end builds to fully furnished homes—are delivered on time, within budget, and to the highest quality standards.

Responsibilities
  • Internal Communication & Protocols: Enhance collaboration with design managers, construction teams, procurement, and stakeholders by improving communication, reporting, and documentation processes that are simple, effective, and promote best practices.
  • Project Scheduling: Develop, update, and maintain detailed and realistic project schedules for all phases: design, engineering, procurement, and construction to ensure timely completions.
  • Reporting: Deliver periodic comprehensive status reports and weekly snapshots highlighting critical updates, risk areas, and action plans for key stakeholders.
  • Supervision & Compliance: Monitor Construction Managers to ensure strict compliance with building codes, safety regulations, and productivity goals.
  • Team Coordination: Lead internal and external teams, including consultants and subcontractors, enabling smooth workflow between design, construction, procurement, and sales functions.
  • Cross-Functional Support: Provide robust coordination among design managers, value engineers, site teams, procurement, sales, legal, and business development to resolve project issues and scope clarifications efficiently.
  • Cost & Time Efficiency: Identify opportunities for cost savings and efficiency improvements across design, procurement, and construction without compromising quality.
  • Team Development: Support hiring, mentoring, goal setting, feedback delivery, and monthly performance reviews for the internal design management team.
  • Budget & Financial Management: Review and control project budgets, overseeing payments to consultants and vendors to maintain fiscal discipline.
  • Site Coordination: Facilitate prompt resolution of site-related Requests for Information (RFIs), especially those concerning design and engineering inputs.
  • Risk Assessment & Mitigation: Proactively identify project risks and challenges, proposing viable solutions to avoid delays and budget overruns.
Qualifications
  • Minimum 5+ years in project management within real estate, preferably luxury residential projects
  • Bachelor’s degree in Civil Engineering (BE)
  • Postgraduate degree in Construction Management or Project Management (preferred)

  • Professional experience in luxury residential or high-end villa/interior turnkey construction
  • Deep familiarity with project management, design coordination, and implementation processes involving multiple stakeholders
  • Robust understanding of interior design detailing, material specifications and finishing workflows
  • Mastery of MS Project, Primavera, Smart Sheet, Monday.com, and advanced Excel functionalities
  • Exposure to AutoCAD or technical drawing review is highly beneficial
  • Excellent communication, analytical thinking, and presentation capabilities
  • Organized, self-driven, and adept at managing simultaneous projects effectively
