Job summary

Subway (Culinary Brands) seeks a seasoned Project Manager to lead end-to-end execution of new store openings, renovations and relocations from site handover to launch.

You will drive site feasibility, readiness assessments, capex budgeting, vendor management, and cross-functional coordination with Design, BD, and Operations to meet timelines and uphold brand standards.

Regular site visits, cost control, and delivery dashboards enable leadership visibility and timely financial closure of projects.

Responsibilities

• Lead end-to-end execution of new store openings, renovations and relocations from site handover to store launch.
• Conduct site feasibility and readiness assessments and align project plans with expansion timelines.
• Prepare and manage Capex budgets, cost estimates, BOQs and material indents; ensure effective cost control.
• Coordinate with Design, Business Development and Operations teams for layouts, specifications, site readiness and project timelines.
• Develop and track project schedules, milestones and critical paths to ensure timely project completion.
• Conduct regular site visits and progress reviews to ensure adherence to brand standards, specifications and quality benchmarks.
• Manage vendors, contractors, consultants and site teams, including commercial negotiations and SLA adherence.
• Monitor and close snag lists/punch points, vendor bills and project documentation before store handover.
• Ensure compliance with SOPs, statutory requirements, safety standards and regulatory guidelines.
• Identify project cost, timeline and quality risks and implement mitigation/contingency plans.
• Drive Capex reconciliation, cost optimization and timely financial closure of projects.
• Maintain project dashboards and MIS reports for leadership visibility.
• Drive standardization, process improvement and faster project execution across regional projects.
