Job summary

Anarock Property Consultants in Mumbai seeks an experienced site execution professional to drive project completion on assigned construction sites. You will coordinate mobilization, manage the site team and consultants, and ensure work progresses as per plan.

The role emphasizes adherence to drawings and specifications, quality assurance, risk management, safety, and timely handover to end users. A hands-on leader able to streamline processes is preferred.

Responsibilities

• Coordinate mobilization, execution and issue resolution with the site team and Contractors awarded with the job to drive successful completion.
• Prepare detailed schedule of works aligned with the original plan and implement on field.
• Monitor progress against the schedule; identify gaps and mitigate to meet timelines and quality expectations.
• Ensure execution to the highest standards of quality as per detailed drawings and specifications.
• Prepare and maintain a risk register; update risks and implement mitigation actions.
• Receive invoices from contractors, certify and recommend payment.
• Review extra items against GFC drawings, amendments, and pursue HO approvals as needed.
• Flag issues early that require HO intervention related to site and contractor matters.
• Anticipate execution risks (timeline, cost overruns, disputes) and propose mitigation to AVP.
• Coordinate with all teams and stakeholders on progress and outstanding issues to find solutions.
• Execute works in line with company HSE policy and safety standards.
• Administer site contracts for conformances to statutory rules and project requirements.
• Provide site-level inputs to HO on design outputs and feasibility studies.
• Provide site inputs for BOQs, sketches and related business proposals.
• Site-based initiation of NFA for changes/requests/modifications as needed.
• Ensure implementation of company systems and processes at site including documentation and reports (DPR, WPR, MPR, quality, safety).
• Apply innovative construction methods to reduce execution times and costs.
• Monitor deployment of resources (machinery, manpower, materials) and maintain a healthy site environment.
• Identify training needs and provide knowledge sharing, motivation and guidance to the site execution team.

Job description

Strategic Roles & Responsibilities

The incumbent will be responsible for Execution of projects to ensure the timely completion of works (including commissioning and hand over to the end user) within stipulated time, cost, quality & safety. Coordination with all teams and stake holders to resolve issues and achieve progress.

Execution of awarded projects at site through

1. Coordination for mobilization, execution and resolution of issues with the site team and Contractors awarded with the job. Lead the Site team towards successful execution & completion of the project.
2. Preparation of detailed schedule of works with front wise detailing of activities in-line with original plan and in discussion with Planning Head at HO and implementation of the schedule on field.
3. Monitoring progress of work with reference to the schedule, identify gaps, mitigate the gaps to meet the time lines and quality aspects.
4. Ensure execution through highest standards of quality as per detailed drawings and specifications.
5. Preparation of risk register envisaging risk before the start of the project and during execution, updating the risk register from time to time and actions on the risk mitigation from time to time, Review of risk register
6. To receive the invoices from the contractor, timely certification and recommend for payment
7. Review of extra items with quantity based on GFC drawings issued to the site, amendments, if any, and pursue with HO for approvals and needful.
8. Flagging out the issues in advance related to site and contractor as appropriate which need HO intervention.
9. Envisage any kind of execution risk related to timeline, cost overrun, contractual disputes etc., appraise AVP and propose solutions to mitigate the risk/s.
10. Coordination with all teams and stake holders on progress, pending issues and get solutions.
11. Execute works to the highest level of safety standards and company HSE policy.
12. Administration of contract at site for all contractual conformances as well as statutory rules, laws and bye-laws by the contractor.
13. Site level inputs to the HO team with respect to design outputs, feasibility studies, etc.
14. Site level inputs for various business proposals including specific BOQs working, sketches etc.

Site and need based initiation of NFA for certain changes/requests/modifications etc

Operational Responsibilities

1. Ensure the implementation of company laid systems /processes at site including documentation of DPR, WPR, MPR, Reconciliation reports, Quality reports, safety reports, site expenses, labour cess, royalty challans, GRN’s etc.
2. Implementation of innovative construction methods, application of knowledge gained from the other similar facilities to reduce execution timelines and save cost
3. Monitoring and follow up for deployment of resources for execution as per requirement including machinery, manpower, materials, etc and provide healthy work environment at site

People Management

Identifying team development need of the site execution team through:

(a) Identifying training need of the individual team members

(b) Knowledge sharing sessions

(c) Motivation and guidance to the site execution team
