Job summary

The Vibe Realty is seeking a senior leader to oversee project and construction site operations across multiple sites in Mumbai. The role requires ensuring projects follow approved plans, timelines, budgets, specs, and quality standards while coordinating with project heads, engineers, contractors, consultants, architects, and vendors.

Responsibilities

Job description

A. Project / Construction Site Operations :

• Provide overall leadership and supervision of multiple construction/project sites.
• Ensure projects are executed as per approved project plans, timelines, budgets, specifications, and quality standards.
• Monitor project progress against milestones and identify delays, risks, and critical dependencies.
• Review site productivity, manpower deployment, material availability, equipment utilization, and contractor performance.
• Ensure effective coordination between Project Heads, Site Engineers, Contractors, Consultants, Architects, and Vendors.
• Monitor construction quality and ensure adherence to approved drawings, specifications, and quality standards.
• Drive timely resolution of site-level operational and execution issues.
• Review project costs, variations, wastage, and resource utilization.
• Ensure compliance with safety, statutory, environmental, and regulatory requirements at project sites.
• Conduct regular site reviews and provide corrective directions wherever required.
• Escalate critical project risks and delays to the CEO/MD with recommended solutions.

B. Head Office Operations

• Establish and monitor operational processes, SOPs, systems, and governance mechanisms.
• Ensure effective coordination between Projects, Procurement, Billing & Estimation, Contract and other support functions.
• Review project-related requirements and ensure timely support from Head Office.
• Establish operational dashboards, MIS, KPIs, and review mechanisms.
• Monitor procurement, vendor management, contracts, and material planning in coordination with relevant departments.
• Ensure timely approvals and decision‑making for project‑related requirements.
• Drive process improvement, automation, cost optimization, and operational efficiency.
• Establish accountability and performance standards across operational teams.

C. Project Planning & Performance Management

• Review project schedules, budgets, resource plans, and execution strategies.
• Monitor project‑wise cost, time, quality, and productivity.
• Track key project milestones and ensure timely completion.
• Identify operational bottlenecks and implement corrective action plans.
• Conduct periodic performance reviews with Project Heads and functional teams.
• Develop and present consolidated operational MIS to senior management.

D. Vendor & Contractor Management

• Oversee contractor and vendor performance across projects.
• Ensure adherence to contractual obligations, timelines, quality, and commercial terms.
• Review contractor productivity, manpower, billing, and performance.
• Support resolution of commercial and operational disputes.
• Develop strong vendor governance and performance evaluation mechanisms.

E. Cost & Resource Optimization

• Drive effective utilization of manpower, materials, machinery, and other resources.
• Monitor project‑level operational costs and identify cost‑saving opportunities.
• Control material wastage, rework, idle resources, and productivity losses.
• Work closely with Finance and Procurement teams for budgetary and cost controls.

F. Quality, Safety & Compliance

• Ensure implementation of quality management systems across projects.
• Ensure strict adherence to site safety policies and statutory requirements.
• Monitor compliance with applicable construction and regulatory requirements.
• Review major incidents, non‑compliances, and corrective action plans.

G. Leadership & Team Management

• Lead and mentor Project Heads, Construction Heads, and operational teams.
• Define clear KRAs, KPIs, responsibilities, and accountability.
• Build a performance‑driven and execution‑oriented culture.
• Identify capability gaps and ensure appropriate training and development.
• Develop succession plans for key operational positions.

H. Management Reporting & Governance

• Conduct periodic Project and Operations Review Meetings with senior management.
• Present consolidated updates covering:

  • Contractor performance
  • Key risks and delays
• Provide management with actionable recommendations and escalation points.

• Bachelor's degree in Civil Engineering, Construction Management, Operations, or related field.

• 15-25 years of relevant experience in construction/real estate operations.
• Strong experience managing multiple large‑scale construction projects and project sites.
• Proven experience in senior leadership roles involving both site and corporate/head‑office operations.
• Strong understanding of project planning, construction execution, contracts, procurement, quality, safety, and cost management.
