Job summary

Aurum Ventures is seeking a Project Architect for residential and mixed-use projects in Navi Mumbai. The role focuses on translating master plans into execution drawings and coordinating facade, landscape and interiors with consultants, while ensuring NBC, fire and accessibility compliance on site.

The candidate should have 19+ years of relevant experience and hold B.Arch and M.Arch qualifications, with strong leadership and client-facing abilities to drive design development to completion.

Qualifications

• Prior developer-side experience strongly preferred.
• Hands-on delivery of high-rise residential, mixed-use, retail, or hospitality projects.
• Track record of taking projects from design development to completion.
• Experience on large-format, multi-building developments (townships, campuses, podium+tower).
• Strong command over execution drawings, GFC sets and construction detailing.
• Knowledge of facade systems, fire and life safety coordination, accessibility norms.
• Ability to resolve site-level conflicts decisively with external consultants.

Responsibilities

Roles and Responsibilities

• Design & Development

1. Manage and coordinate masterplan and concept intent into execution-ready architectural drawings
2. Lead coordination of architectural, faade, interiors, l landscape and specialist consultants
3. Manage design development GFC issuance site clarifications

• Technical & Statutory Compliance

1. Ensure compliance with NBC, DCR, Fire, Accessibility and local authority norms
2. Support statutory submissions and manage authority queries impacting design

• Execution & Site Interface

1. Act as design custodian on site for assigned assets
2. Review shop drawings, faade mock-ups and material samples
3. Resolve RFIs and site issues within agreed turnaround times

• Quality & Cost Control

1. Sign off drawing accuracy, revision control and documentation discipline
2. Supporting value engineering initiatives without dilution of design intent
3. Ensure delivered work meets Aurum W’s design and quality benchmarks

Key Skills/Experience the Candidate Should Have

• Prior developer-side experience strongly preferred (or senior consultant-side role with deep site execution exposure)
• Hands-on delivery of high-rise residential, mixed-use, retail, or hospitality projects
• Proven track record of taking projects from design development to completion
• Experience working on large-format or multi-building developments (townships, campuses, podium + tower configurations)
• Strong command over execution drawings, GFC sets and construction detailing
• Working knowledge of:
• Faade systems (stone, glass, metal, precast, composite systems)
• Fire & life safety coordination
• Accessibility and statutory norms
• Ability to review shop drawings, mock-ups and material submittals and resolve site-level conflicts decisively
• Practical exposure to NBC, local DCRs, Fire approvals and occupancy requirements
• Experience managing authority comments and design revisions without material rework
• Demonstrated ability to lead and control external consultants, not merely coordinate
• Effective interface with:
• Project Management Consultants (PMCs)
• Contractors and subcontractors
• Specialist consultants (faade, landscape, interiors)
• Ability to translate design intent into clear, actionable instructions on site
• Cost-aware approach to design decisions
• Experience supporting value engineering exercises while preserving design intent
• Strong eye for detailing, materiality and finish quality
• Understanding of long-term maintenance and lifecycle performance of design choices
