Job summary

Sentient Industries in Bodh Gaya, Bihar, is seeking a Performance Marketing Manager to own digital lead generation for housing projects. You will manage paid campaigns across Google, Meta, YouTube and real estate portals, and work with sales to convert leads into site visits and bookings.

With 3–5 years in performance marketing, you will own budgets, run A/B tests, build dashboards, and coordinate with agencies to optimize CPL/CAC across multiple cities.

Qualifications

• 3–5 years of hands-on experience in performance marketing (real estate, BFSI, or D2C/lead-gen background preferred).
• Proven, hands-on expertise with Google Ads and Meta Ads Manager, Native Ads including real estate portal advertising.
• Strong working knowledge of GA4, Excel, and marketing dashboards.
• Understanding of the real estate sales funnel, from lead generation to booking.

Responsibilities

• Plan, launch, and manage paid campaigns across Google Ads, Meta (Facebook/Instagram), YouTube, Native Ads and real estate portals such as 99acres, MagicBricks, and Housing.com
• Own cost-per-lead (CPL) and cost-per-acquisition (CAC) targets, and optimize spend across cities and projects
• Work with the sales team to track leads from click to site visit to booking, and improve conversion at each stage
• Plan and allocate marketing budgets across multiple simultaneous project launches
• Run A/B tests on ad creatives, landing pages, and targeting to improve conversion rates
• Build and maintain performance dashboards and share regular reporting with leadership
• Brief and coordinate with the creative/content team on ad creatives
• Set up and maintain tracking, attribution, and CRM integration for all lead sources
• Track competitor activity across markets and adjust strategy accordingly
• Manage relationships with external agencies or vendors supporting paid media

About the Role

This person will work closely with the sales teams on the ground to make sure marketing spend translates into genuine site visits and bookings, not just clicks on a dashboard. The role comes with real ownership of budgets and targets, and the ability to test, learn, and adjust strategy quickly across multiple cities.

Requirements

• 3-5 years of hands-on experience in performance marketing (real estate, BFSI, or D2C/lead-gen background preferred)
• Proven, hands-on expertise with Google Ads and Meta Ads Manager, Native Ads including real estate portal advertising
• Strong working knowledge of GA4, Excel, and marketing dashboards
• Understanding of the real estate sales funnel, from lead generation to booking
• Strong communication and stakeholder management skills
• Bachelor's or Master's degree in Marketing, Business, or a related field

Good to Have

• Experience with CRM/lead management tools such as LeadSquared or Salesforce
• Working knowledge of SEO/SEM fundamentals
• Prior experience marketing housing or property projects across multiple cities
