315Work Avenue in Bengaluru, India, seeks a Lead MEP Engineer to head end-to-end planning and execution of managed office and corporate interior projects across India.

You will oversee electrical, HVAC, plumbing, fire-fighting, fire-alarm, BMS and ELV systems; review designs, drawings and BOQs; coordinate with architects, interior designers, project teams, consultants and clients; and drive energy-efficient, compliant solutions.

Qualifications

  • Strong technical knowledge of all MEP systems.
  • Experience in corporate interiors, commercial buildings, coworking or managed office projects.
  • Strong project management, budgeting and cost-control abilities.
  • Excellent vendor-management and negotiation skills.
  • Ability to review AutoCAD drawings, BOQs and technical specifications.
  • Strong leadership, client-management and problem-solving skills.
  • Willingness to travel across project locations.

Responsibilities

  • Lead end-to-end MEP planning and execution for managed office and corporate interior projects across India.
  • Oversee electrical, HVAC, plumbing, fire-fighting, fire-alarm, BMS and ELV systems.
  • Review MEP designs, drawings, specifications, BOQs and technical submissions.
  • Coordinate with architects, interior designers, project teams, consultants and clients.
  • Ensure MEP designs meet project requirements, operational efficiency and applicable standards.
  • Prepare project budgets, cost estimates and value-engineering proposals.
  • Review vendor quotations, technical comparisons and commercial recommendations.
  • Lead vendor selection, negotiations, onboarding and performance monitoring.
  • Prepare and monitor project schedules, procurement plans and installation timelines.
  • Ensure timely availability of drawings, materials, manpower and statutory approvals.
  • Conduct regular site visits and monitor quality, safety and execution progress.
  • Identify technical risks, design clashes and execution challenges at an early stage.
  • Ensure coordination between civil, interior and MEP services to avoid rework.
  • Monitor project costs, variations, additional works and budget deviations.
  • Manage testing, commissioning, snagging and final handover of all MEP systems.
  • Ensure compliance with NBC, local fire regulations, electrical standards and environmental requirements.
  • Coordinate with government authorities and consultants for required NOCs and approvals.
  • Develop standard MEP specifications, SOPs, checklists and quality-control processes.
  • Drive energy-efficient and sustainable solutions for managed office spaces.
  • Support facility-management teams during operational handover and defect-liability periods.
  • Lead, mentor and review the performance of MEP managers, engineers and site teams.
  • Provide regular MIS reports on project progress, cost, quality, risks and closures.
  • Manage multiple projects simultaneously across different locations.
